Let’s talk about the time I bought a "bargain" and it turned into a right royal mess.

We’ve all seen the polished Instagram shots of keys and champagne. But nobody posts the picture of the damp-riddled joists or the builder who vanished into thin air mid-demo.

A few years back, I thought I’d found the Golden Ticket. A Victorian terrace in Dundee with "potential." Translation: It needed everything.

I underestimated the refurb costs by about 20% and overestimated the speed of the legal process. It was a stressful, expensive blip that kept me awake for weeks.

But here’s the truth over emotion: That "failure" was the best education I ever had. It taught me how to spot a real deal from a dud and exactly which niggles to look for during a viewing.

In property, you’re either winning or you’re learning. If you’ve had a deal go sideways, you aren’t a failure: you’re just more experienced for the next one.

DEBT CONSOLIDATION: YES OR NO?

Here’s the bit most people don’t realise 👇

Using your mortgage to clear cards/loans can look VERY different depending on the lender’s affordability rules.

Some lenders will:
✔ Ignore debts once they’re cleared (happy days)

Others will:
💸 Still “assume” you’ve got monthly payments (even after consolidation) which can reduce borrowing power

And some will:
🧾 Want proof everything is cleared AND that you’re not taking new credit straight after

4 quick tips before you apply:
1) Don’t apply for new credit (even 0% stuff)
2) Keep your bank statements clean + steady
3) Be clear on the purpose (why you’re consolidating)
4) Avoid payday loans like the plague
