**The number of products available has risen to 5,338, its highest level since February 2022, and more than double the availability seen in October 2022.

**The average shelf life of a mortgage deal has stabilised, increasing to 15 days, up from lows of 12 days in July.

**Both the average two and five-year fixed rates have been falling from the start of August, currently at 6.66% and 6.08% respectively.

**It has been a busy period for lenders, as they are cutting fixed rates and launching new deals to generate business.

**To buy a home in the UK, first-time buyers have an average deposit of between £26,400 and £144,500.

**The average deposit paid by a first-time buyer in the UK is 24% of the purchase price (UK Finance), with many putting down a larger deposit down for their first home.

**Most expensive is London, where the average deposit is £144,500, almost a third of the average sale price. The North East average is £26,400, or 19%.

**Mortgages aimed at first-time buyers, such as the 100% deposit or the shared ownership scheme, can work out cheaper than renting and have helped many onto the property ladder. Source: , UK HPI, UK Finance

Sam joined the team in 2020, initially working in property management. He has since become the team’s in-house expert on all things related to residential sales including bringing new properties to the market and progressing sales to completion. Outside of work, Sam enjoys going to the gym, attending live music events, and watching football.

**In the past year more than 60% of homes in Wales and nearly half (48%) of homes in England (excluding London) bought by home movers have been exempt from property taxation.

**In Wales more than 90% of all 1-bed and 2-bed apartments sold for below the £225,000 threshold for Land Transaction Tax. In England the proportions sold for below the £250,000 Stamp Duty Land Tax threshold were 92% and 77% respectively.

**Likewise, close to three in every four 3-bed houses in Wales and over half in England sold for below the price thresholds for taxation.

**At £425,000, the threshold for first-time buyers in England (excluding London) is even higher. 80% of all homes sold in the past year have been beneath this threshold: 96% of all apartments and 80% of all terraced homes.
