A captured audience, great questions and a round of applause for me and sigh of relief from me.
Andrea Scott summarised my talk brilliantly as follows:

Last night I went to the In 2 Property networking event at saltburn and listened to an amazing talk by Kate Baxter about design, staging and flipping properties. A few things really stuck with me:

- Most property mistakes aren’t just about the numbers – they’re emotional and visual. How a place *feels* really matters.
- Staging can add real value: staged homes can achieve 5–15% higher sale prices, sell much faster, and are far less likely to need price reductions.
- You should plan a staging budget from the start – roughly 1–2% of the asking price – and treat it as part of the sales strategy, not an afterthought.
- You don’t have to buy everything new. Kate’s made huge savings using quality secondhand kitchens, bathrooms and furniture while still creating a high-end look.
- Negotiation really is a skill: build relationships with sellers, don’t be afraid to make low offers, and be prepared to walk away.
- Time is money in refurb projects – trying to do everything yourself can cost you more in the long run than bringing the right people in.

Came away feeling really inspired about how much difference good design and thoughtful staging can make, not just to profit, but to how buyers connect emotionally with a home.

I was out walking my dogs earlier and I was thinking, we spend so much time striving for “bigger and better.”

For me, it’s -
Walking through the countryside breathing in fresh air.
Having 2 amazing dogs who celebrate with me on the ‘ups’ and cuddle me on the ‘downs’ and the ability to build something that’s mine on my terms.
