โžก New analysis by Zoopla shows the gap between house and flat prices across the UK is the widest it has been in 30 years โ€“ since records began.

The average price of a house is up 43% since 2016 across the UK, but flats have increased by just 10% over the same period.

As such, the average house in the UK now costs 1.7 times the price of a typical flat, up from 1.3 times a decade ago.

Four in five flats listed for sale in England are leasehold.

Zoopla analysis of leasehold listings shows the typical leaseholder pays ยฃ200 a year in ground rent and ยฃ1,900 a year in service charges โ€“ a combined ยฃ2,100 a year.

Freehold home owners also pay for insurance and repairs, but manage those costs directly and independently.

And the Conservative policy of scrapping Stamp Duty completely for primary residences could drive a significant increase in housebuilding in the next parliament.

In a speech to the Propertymark One annual conference on Friday, Shadow Chancellor Sir Mel Stride set out the case for the radical pledge made by Kemi Badenoch at the Conservative Party Conference last year.

New analysis from the Party suggests that the abolition of Stamp Duty would stimulate activity in the housing market, with evidence suggesting that increased transactions would have a knock-on effect for new housing starts.

The impact is estimated to be an increase in housebuilding of around 200,000 over the course of a five-year parliament, based on modelling from the Adam Smith Institute.

Compared to current rates of housebuilding, it would imply an increase in building rates of 25%.

โžก Net mortgage approvals for house purchases increased to 65,900 in April, above an average of around 63,100 over the previous six months, according to the latest figures from the Bank of England. Remortgaging approvals, meanwhile, were largely unchanged when compared to March.

โžก Planning applications have fallen to their lowest level since 2012, according to new data from Landmark Information Group, which shows that just under 689,000 were submitted in 2025 and that planning activity has declined each year since its post-pandemic peak in 2021.

The national rate fell to a record low of 995 applications per 100,000 people.

Meanwhile, new build applications are down 5.5% year-on-year to 198,240 applications in 2025. This is despite continued government policy focused on increasing housing supply.

Despite the overall decline in planning activity, Landmark says that average grant rates remain high at around 86%, which it says shows the hiatus is caused by fewer applications in the first place, rather than an increase in planning refusals.

19% of applications are now submitted with decision status still unknown, the highest proportion on record, according to Landmark.

โžก An agent has appeared in court accused of defrauding almost ยฃ50,000 from landlords and tenants.

Local media reports in Norfolk say Victoria Steele faces 19 charges of fraud by false representation related to her running of Swaffham-based eHomes, formerly Prestige Properties Ltd.

The allegations run from November 2011 to June 2018 when Steele was the firmโ€™s director and sole shareholder.

A police investigation was launched in 2018 after up to 40 claims were made of money owed by the agency.

The business was officially dissolved in April 2019.

The total amount alleged to have been defrauded is ยฃ47,685.

Norwich Magistrates Court has passed the case to the High Court for a hearing, to be held on June 19.

Steele has been given unconditional bail until that date.
