Six months of planning. A few hurdles. Worth it — so people can stay local, in a planned homely setting, rather than being moved across the country into unregulated provision.

The service is not open yet. The next steps are registration and careful set-up.

🏚️ To Turnaround Project: How an 8-Bed C2 Property Got a Second Chance 🏡

Not every property acquisition starts with shiny kitchens and fresh paint.
Sometimes it starts with a building that most people would walk away from.

When we took over this 8-bedroom C2 property, it had been standing empty and deteriorating for some time. The reality was challenging:

⚠️ Heating and water systems no longer functioning
⚠️ Electrical installations requiring major replacement works
⚠️ Fire safety issues preventing occupation
⚠️ Unsafe external areas, pathways and decking
⚠️ Significant waste and belongings left behind
⚠️ Poor internal condition throughout the building
Many would have seen problems.
We saw potential.

Over the following weeks, our team coordinated a complete transformation:

✅ Full infrastructure upgrades
✅ Extensive electrical and safety improvements
✅ New pathways and external works
✅ External lighting installation across the site
✅ Fire compliance works completed
✅ Internal refurbishment throughout
✅ Property clearance and preparation for operation
The result?

✨ A fully compliant, safe and welcoming C2 home.
✨ A building previously considered unfit for occupation brought back into productive use.
✨ Another property preserved and repurposed to support vulnerable people who need high-quality accommodation.

Sometimes the Hardest Investment Decision Is Letting Go

A few years ago, I bought two buy-to-let properties.

At the time, I genuinely thought I'd found the holy grail.

After all, that's what I'd always been told.

*"Buy property."*

*"Become a landlord."*

*"Property goes up."*

*"Hold it long enough and you'll be wealthy."*

It wasn't a conclusion I'd reached after deep analysis.

It was more like dogma.

One of those beliefs you absorb over the years without ever really challenging it.

So I bought the properties.

Then I held them.

And held them.

And held them.

The problem was that every year they cost me money.

Not huge amounts. Not enough to force a decision.

Just enough to quietly underperform year after year.

Yet I couldn't let go.

Because I wasn't just holding on to the properties.

I was holding on to the belief.

The belief that eventually they'd become what I'd imagined they would be.

The belief that all the time and money I'd invested couldn't possibly have been misplaced.

The truth?

Sometimes we don't hold on because something is valuable.

We hold on because we've invested so much of ourselves into being right.

Whether it's a property, a business idea, a job, a partnership, or a plan that no longer serves us, letting go can feel like failure.

But often it's the opposite.

Sometimes letting go is what creates space for something better.

The biggest lesson those properties taught me wasn't about property.

It was about having the courage to challenge my own assumptions and walk away from something that no longer aligned with where I wanted to go.

Not everything that can be held should be held.

And not every ending is a loss.

Sometimes it's an investment in a better future.

Take your kid to work day and We Put Offers In Today That Could Change the Game

Today we submitted offers on properties that could genuinely change the trajectory of our business.

Will we secure them?

Honestly, I don't know.

Property is a lot like poker.

You know the cards you're holding, but you have no idea what everyone else around the table has.

Cash buyer?
Stronger covenant?
Higher offer?
Fewer conditions?

You never really know.

All you can do is play your hand as well as possible.

That's what makes property both exciting and frustrating.

You can spend weeks analysing a deal, arranging finance, speaking with agents, engaging your professional team and putting together the strongest offer possible...
..and still not get the property.

But here's what I've learned:

You don't need to win every hand.

You just need to win the right ones.

Some of the opportunities we're pursuing right now would be transformational for Nucleus Horizons, helping us create more high-quality accommodation and support for vulnerable families.

Whether we secure them or not, we'll keep doing what got us here:

Recruitment Taught Me More About Property Than Any Property Course Ever Could

Pipeline solves most problems.

When deals are flowing, that's exactly when you need to be building the next ones.

Just like recruitment, today's success is usually the result of work, conversations and relationships built months earlier.

I've also learned that property isn't really about bricks and mortar.

It's about:

✅ Relationships
✅ Negotiation
✅ Emotional control
✅ Persistence

In recruitment, you manage clients and candidates.

In property, you manage your power team:

• Lenders
• Solicitors
• Local Authorities
• Surveyors
• Contractors
• Planning & Regulatory requirements

The numbers get bigger too.

One day you're negotiating a seven-figure acquisition. The next you're navigating funding challenges, planning issues or unexpected costs.

As Trump wrote in *The Art of the Deal*, successful deals rarely happen by accident. They're built through preparation, persistence and understanding what matters to the other side.

The best property investors aren't necessarily the smartest.

They're often the ones who stay calm under pressure, nurture relationships and never stop building their pipeline.

Property is a people business wrapped in bricks and mortar.

As we've grown Nucleus into a group of businesses across care, property and recruitment, one thing has become increasingly clear:

Success isn't built by systems, strategies or structures alone.

It's built by great people.

Today Nucleus employs 25 people, and every one of them contributes to our journey in their own way. Our businesses are interconnected, supporting one another to create opportunities, strengthen communities and build our own ecosystem where people can thrive.

But none of that happens without trust.

Trust between colleagues.

Trust between partners.
Trust that when challenges arise, the people around you will step up and find a way through.

This week, Emma and I took our senior leadership team out on a yacht to say thank you for everything they do.

Building a business is a lot like captaining a boat. There are calm waters and there are storms. There are moments when everything goes to plan, and moments when you have to navigate uncertainty and difficult decisions.

The truth is, boats weren't built to stay in the harbour.

They were built to tackle the seas.

And great leaders weren't built to sit comfortably on the sidelines. They were built to guide, support and inspire others through the challenges that come with growth.

We are incredibly fortunate to have a senior team that embraces that responsibility every day. A team that shares our vision, supports one another, and helps steer the business forward no matter what conditions we face.
