🌿 Friday in the Villages

In a world where it's often easier to replace than repair, it's wonderful to see local volunteers giving treasured items a second chance.
This Saturday, Horsley Repair Cafe returns to the Canterbury Rooms, next to St Martin's Church, East Horsley, where skilled volunteers will be on hand to help repair everything from clothing and soft toys to electrical items and household gadgets.

Bring along something that's broken, enjoy a cup of coffee and a slice of cake, and see if it can be brought back to life. It's a fantastic community initiative that helps reduce waste while bringing people together.

First-time buyers are back in the property headlines this week following the Government's announcement of its proposed Your First Home scheme.

The aim is to reduce the deposit needed for some buyers purchasing a new-build home, although many of the practical details are still to be announced.

It's a reminder that helping people onto the property ladder remains a priority. But increasing demand is only part of the solution.
Access to suitable homes, affordability and local housing supply will continue to play a significant role in creating a healthy and sustainable property market.

For first-time buyers, the fundamentals remain unchanged. Understanding your budget, securing the right mortgage advice and finding the right home are just as important as any new scheme.

Selling a home isn't always about the first viewing or the first offer.

New analysis from Alto, covering more than 300,000 agreed sales, found that the typical property needed seven completed viewings before an offer was accepted, with around seven weeks between the first viewing and a sale being agreed.

More than a third needed over ten viewings, while 31% of properties received just one offer.

For sellers, there's some reassurance in those figures. Not receiving an offer after the first few viewings doesn't necessarily mean something is wrong.

However, if the viewings aren't happening in the first place, that's different. In a market where buyers have plenty of choice, it's important to look carefully at the price, presentation and marketing rather than simply waiting and hoping.

Good estate agency is about knowing the difference, and advising accordingly.

This Saturday, East Horsley Parish Council is holding its Village Litter Pick from 10am to 12pm, and everyone is welcome to lend a hand. Even half an hour can make a real difference to our local environment.

Whether you're a regular volunteer or fancy joining in for the first time, it's a great opportunity to help keep East Horsley looking its very best for everyone to enjoy.

Earlier this month we talked about the traditional autumn return to the property market. Rightmove's latest figures suggest that return is now underway.

Buyer demand in the South East rose by 6% during the first week of September, while nationally asking prices increased for the first time since May.

But this remains a market where buyers have considerable choice. The number of homes available nationally is at a 12-year high for this time of year, and in the South East around 56% of properties currently coming to market are successfully finding a buyer.

Perhaps the most telling figure for sellers is this: 74% of homes sold so far this year were priced correctly from the outset and did not need a subsequent asking-price reduction.

So yes, buyers are back - but attracting them means getting the important things right from day one.
