📈Did you know that property values have been on the rise in over the past 6 months?
Whilst much of the country has seen the value of homes fall, Eastbourne remains in demand and we have seen growth in residential values since the start of the year!

🔎Interestingly smaller properties have marginally outperformed larger homes. Housing with 2 or less bedrooms have seen a slightly higher rate of growth than properties with 3 or more bedrooms, though both are more valuable now than 6 months ago.

Top Tip #1️⃣ - Properties Listed for Sale or Rent perform far better if the price point aligns with Rightmove price banding...

We all know of the classic retail trick supermarkets play on shoppers. Items listed for £9.99, or £19.99 etc. The 1p saving added to not hit that next big round number and make the item appear cheaper! So, should we do the same for your property or ?

No! By not using a round listing figure, and more importantly, not using one of Rightmove's predefined price points, you could be missing out on a huge number of your potential or !

Rightmove includes price bands to search within. Allowing users to set minimum and maximum prices. If, as an example, your property is on the market for £299,999, it will appear in the results of buyers seeking up to £300,000, but not over. However, listing for just £1 more, ensures your will still be seen by buyers with a maximum budget of £300,000, but you will also be visible to those searching in excess of £300,000. Not only can this drastically increase the visibility of your property, but your listing will be shown to buyers with a higher budget, and for whom your property is comfortably within their price limit, whereas for the demographic of buyers searching for no more than £300,000, you are right at the top of their affordability and can likely expect reduced offers!

Listing for £1 more could result in a for £1,000s more!
