Who wouldn’t want to wake up and make breakfast to this view? Delighted to have found a lovely tenant for this amazing flat just off the Grassmarket.

It’s been a bust month for new properties and I’m going to get better at the social media, I promise, there are too many beautiful views and great apartment on my books not to be sharing them with you on here as well as the usual portals.

We're in The Scotsman this morning, which is pretty exciting! Thanks to the lovely Fiona Reid for a great double-page spread, talking about the rental property that Gavin of Woodside Parker Kirk Architects and I worked on recently and how without a big budget you can still make a great design-led home for tenants.

It's amazing what you can accomplish when you set your mind to it; this is the renovation project that has kept my partner , and me sain (maybe that's a stretch!) the last few months. Our aim was to make a very tired, think scenes from trainspotting! (swipe to see before photos) 1970's flat in the heart of Leith a beautiful home, and here's the crazy bit, then rent it to someone else! Not as a short term holiday let ether, but a home for some lovely people to make their own.

OK. I'm gonna level with you; if it had a garden, I'd move there in a heartbeat. I am so proud of the space we've created, and with a lot of hard graft, care and attention, I believe we've created a space that really stands out. There is nothing 'special' about the fixtures and fittings; we didn't have lots of money to spend, but a tight budget doesn't mean a rental home should look cheap or unloved.

This intention has paid off, as the care and attention we've put into this 2-bed property has meant that we have achieved around 20% above the area's average rental market value. Based on sales in the area, we've increased the property value by approximately 20% too, all in under 6 months.

I think that's a pretty good result. Let me know what you think? Love it or hate it? I'd very much like your honest opinion. S.x
