What is a Buy to Flip? 🤔

A buy to flip is where you buy a delpidated property, you then refurb it to add significant value, then you sell it on the open market for a profit 🏚 ➡️ 🏡

If you buy the property at the RIGHT PRICE, then you can make a great profit in the deal ✅️

But to understand how much profit you make is knowing the EMV (End Market Value) of the property your buying, do this by finding comparables on the same street, 1/4 mile radius, 1/2 mile radius ✅️

So to recap, BTF's is a great strategy especially in this market we're in now 🙌🏼😀

What are the main exit strategies for a property deal?

Firstly it's extremely important to determine the preffered exit strategy as it can help provide clarity to the mortgage brokers etc to help get you the most suitable product.

So...what strategies are there?

BTF - this is where you buy a property, renovate it with the intention of selling it on 🏚➡️🏡

BTL - this is where you buy the property, do a renovation if required or not, then rent it out. This means the strategy is to hold the asset.

Trade - this is where you sell a property deal onto someone else I.e. another investor. Why would you do this? Well...not all property deals are the right one for you 😱😂 that's the reality, so what you can do is trade it onto someone who's criteria it fits ✅️ win-win, you are able to make money on the deal and an investor also gets a deal they can do something with! Both parties are happy 😀

The simple answer is marketing to the right people...AKA motivated sellers❗️

There are many ways you can market your business both online and physical to generate leads. It's a key question for any business, how do I generate a steady flow of leads.

So it's about testing different methods and see what works for you and go with that ✅️🏡📈

Inflation is on the rise...7% as it currently stands 📈👎🏼

This means that money sitting in savings accounts or ISA's is losing value...this is due to their low interest rates (0.5% - 2%)

Last weekend I attended This is Property workshop, which was absolutely brilliant.
