House prices across Scotland rose slightly in March 2026 compared to March 2025: https://bit.ly/4dJiwHQ

That's according to the latest data published by Registers of Scotland. The numbers put Scotland ahead of the UK average. Prices of semi-detached homes increased ahead of other property types.

In the capital itself, demand for well-presented, high-quality properties continues to exceed supply. As a result, qualified buyers are prepared to move quickly for the right property.

Did you know ... Some Old Town houses contain painted timber ceilings dating from the 16th and 17th centuries.

These decorative ceilings often included symbolic motifs, heraldic imagery or geometric patterns. They survive in a few restored residential buildings and provide rare insight into domestic decoration before plaster ceilings became standard.

These ceilings were expensive to produce and indicate wealthy merchant occupants rather than ordinary residents. Their survival is unusual because many early interiors were altered or lost over time.

Edinburgh’s prime home market remained active and broadly resilient over the past few weeks despite increasingly unsettled economic and political conditions across the UK: https://bit.ly/4fnsLEn

Rising energy prices linked to the ongoing Iran conflict, higher UK inflation and heightened political instability following the May elections have all contributed to increased volatility in financial markets and growing uncertainty around the outlook for interest rates.

It’s not all bad news, though. Activity levels in Edinburgh’s upper-tier housing market have remained comparatively steady. Buyers continue to proceed cautiously, but competitive bidding persists for turnkey family homes in prime locations.

Lower-than-expected inflation rates published by the Office of National Statistics (ONS) today is likely good news for Edinburgh prime home sellers: https://bit.ly/42L3JaI

The drop to 2.8% in April from March's 3.3% could bring additional stability to borrowing conditions as it makes immediate base rate rises less likely.

Research shows that April 2026 was roughly on par with April 2025, whilst property prices overall have grown slightly.

Drivers behind the activity include continued demand outpacing supply of quality family homes in Edinburgh. Plus, prospective buyers with approved mortgage arrangements are looking to move decisively to secure properties and lock in their deals.

Did you know... In Georgian townhouses, the main stair was often a central architectural feature, sometimes lit from above by roof glazing or stair lanterns.

Staircases frequently included carved timber handrails, turned balusters and decorative newel posts. In grand houses, light was introduced through stair windows or roof openings so that the central circulation space became visually impressive rather than purely functional. Staircases were important social spaces because visitors entered directly into them rather than through long corridors.

Edinburgh’s period home market remained resilient post the Scottish Parliament elections so far, with demand continuing to outpace supply across many of the city’s most established residential districts: https://bit.ly/4u8K2pk

Georgian townhouses, Victorian villas and family homes in areas such as the Grange, Merchiston, Murrayfield and Stockbridge consistently attract strong interest from committed buyers.

Politically, the SNP secured a fifth consecutive term at Holyrood, while Reform UK and the Greens both recorded notable gains across Scotland. The result has brought a sense of political shift nationally, even as Edinburgh’s upper-tier housing market continues to demonstrate relative stability.

Spring in Edinburgh always brings a noticeable shift in the property market - and for good reason.

Longer days and better light show homes at their absolute best, from elegant period features to private gardens coming back into bloom. Buyer demand also tends to strengthen at this time of year, with many motivated to secure a move before summer, creating the kind of competitive environment that can lead to stronger offers.

We are not seeing casual browsers - our buyers are ready, prepared, and often in a position to act quickly when the right home comes to market.

If you’ve been considering a move in 2026, this spring (and summer!) offers a rare combination of presentation, momentum, and buyer intent that is difficult to replicate at any other time of year.

If you’d like an honest, tailored view of how your home would perform in today’s market, let’s have a conversation. Call me on 07900 605674 or email [email protected]

That means, tracker mortgages will remain unchanged for the time being, and lenders are unlikely to make drastic changes to existing products.

The bank hinted at potential future rises. Its Monetary Policy Committee (MPC) considered three scenarios, all of which assume that inflation will rise until the end of the year, albeit at different paces. Which scenario will play out, depends on the Iran war and the price of oil, among other factors.

For Edinburgh period property sales, this means that buyers with pre-approved finance will be even more keen to move quickly when the right opportunity arises. As a result, competition for prime homes may increase with more serious viewings and offers being made.

We'll take a closer look in our next market and mortgage update.
