What’s happening in the North-east rental market?

Juliet Livingstone, Northwood Inverurie Branch Manager, shares her insight following the latest Citylets Q2 2026 Scottish Private Rental Sector Report.

"The market across the North-east has remained stable, with steady demand and moderate growth in rental values. In Aberdeenshire, properties are letting quickly, with the average time to secure a tenant now under 30 days.

"Family homes are proving particularly competitive, while energy efficiency and running costs are increasingly influencing tenant decisions. We’re also seeing growing demand for rural homes from tenants relocating for work and looking for more outdoor space."

For landlords, understanding these local trends is key to making informed decisions in a changing market. Read our blog with Juliet’s local insight here: https://loom.ly/1HirQB4

The Scottish PRS continued to operate with a good balance between supply and demand throughout Q2 2026. Minimal annual change in rents or time to lets were recorded in its largest markets, contributing to another minor annualised fall in the lead up to the first market assessments for rent controls due in May 2027. A £1,500 tenancy deposit. A £4,500 penalty. And legal proceedings that began in 2022 are still ongoing in 2026. Recent FTT and UT decisions highlight the potentially costly consequences of getting tenancy deposit obligations wrong.

Think a defective Notice to Leave means you’re in the clear? Think again...
A recent Upper Tribunal decision is an important reminder for Scottish landlords and letting agents: a technical defect in a Notice to Leave may not be enough to defeat a Wrongful Termination claim.
Here’s what the decision means in practice and why how a tenant is misled into leaving could matter just as much as whether the notice was technically valid.

BKF discuss the technical defect in the notice to leave.
