When we viewed , it was clear the property had massive potential!
A single story extension built in the early 80s added significant floor space, giving an additional family room, WC and utility. However the house lacked flow and usable space for modern living, with rooms feeling closed off.
We deliberated for some time over the best layout, as an investment development, value had to be added as well as appealing to the wider market for sales. We discussed with local estate agents on sought after features in the area and looked to our architect for professional advice before coming to our conclusion.
We settled on layout 1, giving an extra usable office / playroom, while moving the kitchen to the unusable dining room which allowed opening up into an amazing kitchen diner space and the lounge to be closed of for a cosier area.
Were our build costs higher than a basic refurb? Yes! However this is reflected in the end market value, as well as knowing we are bringing an appealing, high standard house to the market which will create an amazing home.
