When we viewed , it was clear the property had massive potential!
A single story extension built in the early 80s added significant floor space, giving an additional family room, WC and utility. However the house lacked flow and usable space for modern living, with rooms feeling closed off.

We deliberated for some time over the best layout, as an investment development, value had to be added as well as appealing to the wider market for sales. We discussed with local estate agents on sought after features in the area and looked to our architect for professional advice before coming to our conclusion.

We settled on layout 1, giving an extra usable office / playroom, while moving the kitchen to the unusable dining room which allowed opening up into an amazing kitchen diner space and the lounge to be closed of for a cosier area.

Were our build costs higher than a basic refurb? Yes! However this is reflected in the end market value, as well as knowing we are bringing an appealing, high standard house to the market which will create an amazing home.

What's your personal favorite layout? What would you add / do differently?

Here’s some before & after shots of , now looking amazing after it’s external makeover!

I think we are going to rename this, projectlussBRAW!!

It’s important to include the exterior and landscaping plans in your refurb, giving it the kerb appeal to match the interior standard. After all, first impressions count!

After 10 years of neglect, the exterior was in need of TLC, with harling repairs completed, the external was painted beautiful white and anthracite, timber cladding replaced with composite and windows / doors replaced as required to suit our build.
The driveway is now usable and looks great, with the garden being a great private space to use after cutting back the overgrown trees and tidying up.

2 -Be kind to your build neighbours, you will need their understanding at some point.
We have always been aware that this is our build site, but our neighbours homes, communicating and being respectful during the build goes a long way when you need some understanding with the noise and chaos some stages of your build bring!

Throw back to how our looked when we collected the keys 4 months ago.
The house had been vacant for nearly 10 years and was filled with the previous owners possessions.
(Property Sourced by Range Property Investments.)

Huge clear out project went underway before any real work could begin!

We thought we were absolutely crazy taking this one on, but had huge potential to create an amazing home for someone! (looking back at the photos still gives us a headache!)

1 - Never underestimate the sheer quantity of things that a house can hold!!

4 months ago this week we took the keys for our first flip project!
We are due to go live on the market in just over 1 week!

An immense achievement which we are very proud of.

We took a hands on approach for this project, doing majority of the works ourselves, including the fun stuff like wall demo, bringing in our refurb partner GM Property Solutions for their excellent support and the big refit items to help progress.

As they say, ‘you should be earning or learning!’ We hoped to do both!

Having both refurbed our own residential properties in the past, we have reasonable experience.
Refurbing as a business is a different ball game.
Some huge lessons learned which we will share in coming posts.👍
