One of the things I come across time and time again when viewing potential properties to take on is a real lack of imagination and thought when it comes to décor. Many of the properties I see — and often turn down — could quite literally be any anonymous room in any hotel anywhere in the world. Perfectly acceptable perhaps if you are simply trying to attract contractors or people passing through for a night. But if your aim is to stand out from the competition, attract higher-net-worth guests and keep bookings strong even through the quieter winter months, then bland furniture, poor quality fixtures and fittings and uninspired interiors simply will not do.
Guests notice when care and thought have gone into a property. They feel it the moment they walk through the door. Colour, texture, warmth and personality all matter. When a well equipped space has been lovingly and thoughtfully put together — beautiful rugs underfoot, soft throws, generous cushions, interesting lighting and pieces that give a room character — it lifts the whole experience. It tells your guest that someone genuinely cared about creating a space for them to enjoy.
And quite simply, dull rooms make for dull photographs. In a world where guests are scrolling through hundreds of listings online, a property has only seconds to catch the eye. Beautiful interiors paired with strong photography immediately draw people in.
Over the years I have managed many properties where guests have said, quite openly, that they booked because they loved what they saw in the photographs and could imagine themselves staying there. That is the key. You are not just selling a bed for the night — you are selling a vision. When people visit Scotland’s capital and the surrounding countryside, they are often looking for somewhere that enhances the whole experience of their trip. They want somewhere they feel excited about staying in, somewhere they look forward to returning to after a day exploring.
The wonderful thing is that creating this feeling does not necessarily require a huge budget. Even the simplest property can feel warm, welcoming and unique with the right touches. Thoughtful lighting, colourful rugs, textured throws, generous cushions on beds and sofas, and carefully chosen decorative pieces can completely transform a space. Small details, when done well, make a remarkable difference.
When a property feels special, guests notice. They mention it in their reviews. And those glowing five-star reviews quickly build momentum, helping the property stand out on booking platforms, allowing higher nightly rates and very often attracting a more considerate and appreciative type of guest.
