The upcoming Renters Reform Act is set to bring some of the biggest changes to the private rental sector in years.

✨ Key Changes You Should Know About: 🔹 End of “No-Fault” Evictions (Section 21) – Tenants will have more security in their homes
🔹 Stronger Grounds for Possession – Landlords can still regain properties when there is a valid reason
🔹 Periodic Tenancies – Fixed-term tenancies will move to rolling agreements
🔹 Improved Property Standards – A new Decent Homes Standard will apply to private rentals

📞 25 Years On – Little Sutton Transformation 🏡
This year marks 25 years since we purchased the old telephone exchange in Little Sutton and transformed it into 6 apartments – still going strong today.
Before mobiles and high-speed internet, buildings like this were at the centre of communication for the whole area, operated by organisations such as British Telecom. Every call, every connection, passed through exchanges like this.
What made the building so interesting to work with was how it had been constructed:
• Thick reinforced walls to protect vital equipment
• Very few windows for security and temperature control
• Heavy-duty floors designed for large telecom systems
• And a large opening in the floor, where hundreds of copper cables once came up from below into the exchange
That floor opening was once the hub of the town’s communications – something we had to carefully design around during the conversion.
Projects like this aren’t straightforward, but they’re incredibly rewarding. Taking a building that once connected the community in one way, and giving it a completely new purpose, is what it’s all about.
25 years later, it’s still something we’re proud of.

✨ 20 Years Ago… A Nightclub Became homes ✨
It’s hard to believe that it’s been 20 years since we started the conversion of the old Oscars Nightclub into 8 apartments.
Back in 2006, we purchased the club and began the huge task of stripping it out, removing fixtures, fittings ready to transform it into homes. It certainly wasn’t an easy project and we had plenty of challenges to overcome along the way, but it’s one we’re incredibly proud of.
Of course… before the hard work began, we had one final party in the club! 🥳
For a touch of nostalgia, we kept the original staircase and mirrored hallway walls. A little reminder of what the building once was.
Here are some photos from when we first acquired the site in 2006, alongside how it looks today.
Amazing what vision, determination, and a bit of hard work can achieve. 💪🏡
