Basements in older properties can provide useful additional space. Unfortunately, however, due to their subterranean nature they are often prone to dampness. The water table pressure below ground can be extremely high and without adequate damp proofing (tanking) water can be forced through the walls and floor causing internal dampness.
Due to their location within the property basements are also restricted from adequate ventilation, this can lead to an environment in the basement that has high humidity and stagnant air, this to cause increased moisture content in any timbers in the area or to suspended timber floor structures which can lead to significant timber decay.
It is very important to have basements inspected by an experienced chartered building surveyor to confirm the condition of the structure, timber and dampness within the area and provide advice and specifications for any remedial works required.
