Another day another structural defect. Localised subsidence due to shrinkage of the clay soils below the foundations as a result of moisture extraction from the ground by the large mature trees in close proximity to the property exacerbated by the recent long dry summer of 2025 This is not actually structurally detrimental however, remedial repairs and tree management are required to prevent this becoming more severe.

Itโ€™s very important to inspect chimney breasts within the roof void to ensure structural adequacy.

This period property has undergone numerous alterations over the years this has involved partial removal of lower level chimney breasts leaving the very heavy upper section inadequately supported.

This is a significant safety risk requiring additional structural support. This can be expensive.

Inadequate lagged water pipes can freeze in winter causing severe water leaks. This is what the results are when a cold water pipe bursts in a roof void. We were called out to assess the damage and extent of the repairs required.

The physical damage is obvious, the extent of the water saturation in the concrete floors, masonry walls and internal joinery is not as visible to the naked eye however, using a moisture meter this can be identified easily.

This property requires significant strip out of all carpets, water damaged insulation and plasterboard. Industrial dehumidifiers will be required to extract the moisture from the structure before reinstatement works can go ahead.

There is a risk of internal joinery warping and cracking which may also require replacement. As the kitchen is built agains a saturated wall and on the concrete floor it is most likely that this will require removal to aid drying however it is unlikely that this can be refitted again and additional kitchen replacement will be necessary.

Always check your insurance policy to ensure you are covered for escape of water as repairs of this nature are extremely costly.

This year we have carried out a significant number of specific defect inspections on cracking.

We have experienced a prolonged dry summer, resulting in a shrinkage of clay soils. Trees in close proximity to properties can extract significant amounts of moisture from the clay, further exacerbating the shrinkage.

When the clay shrinks near or below a property this can result in a downward movement of the foundations commonly known as subsidence. This movement can cause significant cracks internally and externally.

If you have noticed any cracks to your property it is important to have this inspected by a chartered building surveyor to confirm the cause, structural significance and provide repair advice.

Basements in older properties can provide useful additional space. Unfortunately, however, due to their subterranean nature they are often prone to dampness. The water table pressure below ground can be extremely high and without adequate damp proofing (tanking) water can be forced through the walls and floor causing internal dampness.

Due to their location within the property basements are also restricted from adequate ventilation, this can lead to an environment in the basement that has high humidity and stagnant air, this to cause increased moisture content in any timbers in the area or to suspended timber floor structures which can lead to significant timber decay.

It is very important to have basements inspected by an experienced chartered building surveyor to confirm the condition of the structure, timber and dampness within the area and provide advice and specifications for any remedial works required.
