But often, some of the more important things come from the questions you ask. Things like how long the property has been on the market, what the area is like day to day, or if there is anything coming up that might affect the property.

It’s not about asking everything at once, just about building a clearer picture of what you’re walking into.

It’s something that often comes up when preparing a home for sale. Do you need to give your agent a set of keys?

In most cases, it can make things a lot easier. It allows viewings to be arranged more flexibly, especially during the day when people may be at work or unavailable. It also means buyers can be shown around without needing to work around very specific times.

I always carry out accompanied viewings, so having access makes it much easier for me to show people around properly and answer any questions as we go.

It’s a small detail, but one that can make a noticeable difference, particularly in those early stages when interest is at its highest.

One of the first questions people have when thinking about selling is how the asking price is actually worked out. It is not just about picking a number or aiming high to see what happens.

In most cases, it comes down to looking at comparable properties, recent sales, and what buyers are currently willing to pay in the market as it stands today. There is also an element of positioning, as how a property is priced can influence the level of interest it attracts early on.

When it is pitched correctly, you tend to see stronger interest and clearer feedback. If it is slightly off, that initial momentum can be harder to recover.
