Yes, I'm going to use the C word… 😬

The Landlord Database is coming — and apparently, it’ll be here in time for Christmas! 🎄

This is the first part of Phase 2 of the Renters’ Rights Act, and it’s officially being called the ‘Register Your Rental Property’ service 🤔.

I’ll take the tone out of my voice now and give you the facts:

💷 How much?
£65 per property, per year.

👤 Who’s responsible?
The landlord. Agents will be able to help with registration, but the landlord must start and complete the registration.

🔎 What’s the point?
The information provided — and the fees collected — will help councils enforce the Renters’ Rights Act and housing standards.

👀 Who can see it?
Initially, just the council. Tenants are expected to get access at a later stage, potentially from 2028.

📅 When does it start?
The service should be available from 15 December 2026.
But landlords in London have a little more breathing space. The official registration window for us is expected to be 15 July 2027 – 14 October 2027.

So, no need to panic just yet… but it’s definitely something to start thinking about (maybe while you're selecting your Christmas tree baubles?).

And if you're wondering what information you'll actually need to provide, what happens if you don't register, or how this fits with all the other Renters' Rights Act changes, that's where it gets interesting…

I know there's a minimum price that must be achieved like in an auction but raffling my home would make me very nervous, especially because of the all social media and interest that the seller has to generate. 👨🏽‍👩‍👧🏼‍👦🏼👨🏽‍👩‍👧🏼‍👦🏼👩‍👧‍👦

Can a downstairs loo actually help sell your house? 👀....... (or How to spend your weekend if rain has ruined your plans!)

Well, the loo itself can definitely tick a box.
For a family with young children, a downstairs WC can be a must-have. 👨‍👩‍👧‍👦

But what if the way you decorate it can help your house stand out too?

This one might be a little Marmite… I absolutely love it. 🐒🌿

But here's why I think giving a small room like this a bit of personality can be a really clever selling strategy:

🍇It’s unexpected. In an otherwise neutral, broadly appealing home, a fabulous little loo can be a brilliant surprise.

🍍 It gives buyers something to talk about. On the journey home, they might not remember every house they saw that day… but they might remember that loo.

🥭 It can create an emotional connection. Sometimes it's the little things that make someone think, “I really like this house.”

🍋‍🟩 And it helps your home stand out. Because when buyers are remembering the properties they've seen, they're not going to say:

“The three-bedroom semi in Enfield, 1,500 sq ft with the downstairs loo.”
They'll say:
“The house with that fabulous loo.”

And in a competitive market, being memorable matters.

But don't go too quirky.

This particular loo is probably a bit Marmite. I love it, but some buyers will look at it and mentally add “redecorate downstairs loo” to their moving budget!

So if you're selling, I'd probably play it a little safer.
Think:
✨ Interesting wallpaper
✨ Beautiful lighting
✨ Panelling
✨ A strong paint colour
✨ Maybe even a chandelier… (this can SO work.)

The point is, you don't need to make your whole house quirky.

Keep the main spaces broadly appealing, but don't be afraid to inject a little personality into the smaller rooms.

The downstairs loo might tick the “must-have” box.

But give it a little personality and it might just make your house stand out, make them smile… and be the one they remember.

Tribunal issue £7,884.84 Rent Repayment Order for repeat offender landlord running an HMO without a license in Haringey.

I wonder what level of penalty he also received from the Council.

As the Cllr for Housing & Planning at Haringey Council put it 'This case sends a clear message to landlords: If youre breaking the law, we're coming after you'.

First Tier Tribunal - S13 Rent Increase.
So this one did not go entirely in the landlords favour, and the learnings that we can take away from it are much the same as the previous two case studies - Evidence. Make sure your evidence is specific and up to date!
