Yes, I'm going to use the C word… 😬
The Landlord Database is coming — and apparently, it’ll be here in time for Christmas! 🎄
This is the first part of Phase 2 of the Renters’ Rights Act, and it’s officially being called the ‘Register Your Rental Property’ service 🤔.
I’ll take the tone out of my voice now and give you the facts:
💷 How much?
£65 per property, per year.
👤 Who’s responsible?
The landlord. Agents will be able to help with registration, but the landlord must start and complete the registration.
🔎 What’s the point?
The information provided — and the fees collected — will help councils enforce the Renters’ Rights Act and housing standards.
👀 Who can see it?
Initially, just the council. Tenants are expected to get access at a later stage, potentially from 2028.
📅 When does it start?
The service should be available from 15 December 2026.
But landlords in London have a little more breathing space. The official registration window for us is expected to be 15 July 2027 – 14 October 2027.
So, no need to panic just yet… but it’s definitely something to start thinking about (maybe while you're selecting your Christmas tree baubles?).
