Last week Johnny & Mark were delighted to attend the first Devon pin - property investors network meeting of the year. Taking to the stage to share our Exeter HMO story - how we sourced the deal, how we financed it, the build (using our construction business Astrid Projects) and the other lessons that come with starting a property investment journey (trust us, there’s a lot!).

Fantastic event and great to see lots of familiar faces again, as well as meet new people in the area looking to get into property in 2025.

COMPLETION 🔑

We are thrilled that the final tenant moves into our beautiful Exeter city centre apartments tomorrow—what a milestone!

It’s been an absolute privilege to breathe new life into this stunning building, giving it the care and attention it truly deserves. Watching it all come together and knowing that people are now calling it home is incredibly rewarding.

Once again, the team at delivered great work 🔨🧱We’re incredibly fortunate to collaborate with such a talented group of tradespeople, so a huge thanks to all involved with this project.

Now, onto the next chapter… but first, Christmas! 🎄A heartfelt thank you to everyone who has supported, shared, and followed our journey this year. We can’t wait to see what 2025 holds! 🎊

PROGRESS 🧱🧰

Despite being cocooned by scaffolding, refurbishment works at the 3 apartments in Exeter have moved on at a pace the last few weeks!

New water main and national grid upgrade, completion of the 1st fix electrics, plumbing and plastering. This week sees the start of the decoration, installation of new windows and the final kitchen is going in on the ground floor 🪟🪜

The tiling and flooring goes in soon which is when we will really see the building come back together! The final finishes are always rather exciting, especially in such a lovely building, the high ceilings and huge windows are gorgeous in these apartments.

Don’t you love it when it seemingly goes to plan….thanks to the guys at for keeping us on track 👏🏼

PROJECT 2.0 🔑

We’ve been MIA for a while, apologies, we’ve been working away to get our next project over the line. Our existing HMO is filled and ticking along nicely which is fantastic.

After what felt like the longest conveyancing process, this week saw us pick up the keys to our next project. 3 apartments in the centre of Exeter in a gorgeous Victorian building. We can’t wait to lovingly restore this property to its former glory and give it the revival it so desperately needs.

The guys at started the rip out today and are making quick progress 🧱🔨

We are also taking the business in a slightly different direction with this project which is exciting, all will be revealed soon….watch this space 👀🛋️🔑

NO VACANCIES 😁🚪🛌

This week saw our final tenant move in, felt like such a milestone.

We’ve now fully let all 6 of our bedrooms, being our first project this is such a big step for us. We are self managing our HMO, which means lots to learn and figure out along the way. Being organised and responsive is everything in this game and having software & systems to support you.

It’s been really rewarding and lovely to hear the positive feedback from the tenants 🏡hoping we’ve picked a good bunch🤞🏼

Should be completing on our next project imminently so watch this space 👀🔨🪚🧱

OVER THE LINE 🏡

Delighted to share that our first project is complete. Our 3 bed terrace has been transformed into a cosy and smart 6 bed shared house.

With 6 bedrooms, 4 bathrooms, a comfy lounge diner, kitchen and utility this house has so much to offer its future residents.

It’s been a labour of love (and a shed load of hard work) but we’ve got there and couldn’t be more delighted with the results! Thank you to everyone involved 🏡🔑

The only January Blues over here are on the walls 💙This deep blue runs through out the house, joining all the spaces together and we cannot get enough of it! The decorators definitely can though…🫣it’s been a nightmare for the guys to do but we really appreciate all their hard work.

Next week the flooring begins which will really transform the house - so exciting seeing it all start to come together. Another week of hard graft by our A-team - thanks guys💪🏼

Our Exeter HMO project has been on hold while we went through planning, decided to go for it and make the loft extension bigger.

All hands on deck now to get it closed in, will start to see some real progress over the coming weeks which is very exciting! 🔨🧱

So far, so good…(touch wood 🪵!). Progress is swift on site, the guys have been working hard, it’s amazing to watch walls...

So far, so good…(touch wood 🪵!).

Progress is swift on site, the guys have been working hard, it’s amazing to watch walls come down and new ones go up!

This past week has seen new stud walls go up for the ground floor bedroom and the new bathroom on the 1st floor. We’ve had to rapidly go in and mark up sockets for first fix electrics, as that’s happening sooner than anticipated 🎉👍🏻

We also met with our local HMO officer who is really helpful. She’s happy with our current layout/spacing so that feels like another box ticked for now….waiting on the kitchen design which we should receive by the end of the week.

So all in all, positive progress so far! Off site there is lots of admin to do - settling up utilities/procurement lists - the lists are endless 🤓👏🏼
