Saving for a deposit is often the biggest thing standing between first-time buyers and their own front door. The government’s new ‘Your First Home’ scheme is designed to help first-time buyers get onto the property ladder.

This is how it could work: Buyers put down a 2.5% deposit, the government lends them 20% of the property’s value through an equity loan, and a mortgage covers the rest. That equity loan starts interest-free, which helps keep early monthly costs down.

If that sounds familiar, it’s because it’s built on the old ‘Help to Buy’ scheme, but with half the deposit (2.5% rather than 5%).

A couple of things to know: it’s only for new build homes in England, from developers signed up to the scheme. There’ll also be caps on household income and property prices, which we’re expecting to hear more about in the Autumn Budget on 28 October.

We’ll be sharing what it means for buyers across Devon and Cornwall once the detail lands. In the meantime, if you’ve got questions about getting on the ladder, we’re always happy to chat!

The rental market has spent much of this year finding a more settled rhythm, but the latest figures suggest that balance is starting to shift again.

Fewer new homes have come onto the rental market recently, the first year-on-year drop of its kind since 2022. In practice, that’s likely to mean a little more competition for tenants when searching, and slightly quicker lets for landlords with the right property.

Importantly, this isn’t a return to the intense competition seen in 2022 and 2023. Growth remains well below those levels, this is a gradual tightening rather than a dramatic swing.
