🏡 41.2% OF EXETER’S UNDER 35s OWN THEIR OWN HOME – SO MUCH FOR “GENERATION RENT”?
For more than a decade, we've been told that homeownership is becoming increasingly out of reach for younger generations. Rising house prices, tougher mortgage regulations, deposit challenges, and economic uncertainty have all fuelled the belief that "Generation Rent" is here to stay.
Yet the latest Census data tells a very different story in Exeter.
📍In 2011, just 31.2% of Exeter residents aged under 35 owned their own home. By 2021, that figure had risen significantly to 41.2%.
📍That's a remarkable increase, especially when you consider what happened during that decade. Between 2011 and 2021, the UK experienced austerity measures, Brexit uncertainty, tighter lending criteria, rising property values, and ultimately a global pandemic. Despite these challenges, more than 22,800 Exeter residents aged 18–34 were living in homes they owned by 2021.
📍At the same time, private renting among under-35s fell from 48.5% to 41.8%, while social renting declined from 20.3% to 17.1%.
In simple terms, fewer young people were renting and more were becoming homeowners.
Of course, this doesn't mean affordability is no longer an issue. Saving for a deposit remains one of the biggest obstacles facing first-time buyers, and higher mortgage rates since 2022 have added fresh challenges. Many buyers still rely on family support to get onto the property ladder.🤔
However, what these figures clearly demonstrate is that the desire to own a home remains incredibly strong. Security, stability, and the opportunity to build a future in a place of your own continue to drive younger buyers forward.🏡
Exeter's appeal may also be playing a role. Offering a strong quality of life, excellent schools, beautiful surroundings, and comparatively good value when measured against many larger UK cities, Exeter continues to attract young professionals, families, and commuters seeking a better balance between affordability and lifestyle.
For local homeowners, landlords, and property investors, this trend is worth paying attention to. The demand from younger buyers has not disappeared—in fact, the evidence suggests it remains one of the key drivers of our local property market.
