a big change of scenery for me yesterday, I had the absolute privilege to be asked to attend alongside to Buckingham Palace. Not only did we enjoy some wonderful treats and the incredible grounds at Bucking Palace, but I met some of the bravest and most interesting individuals I have ever met. A wonderful experience, one I will never forget, a real "pinch me moment". I never thought this council estate kid from Reading would ever be touring the grounds of one of the most historic and famous buildings in the world.

a big change of scenery for me yesterday, I had the absolute privilege to be asked to attend alongside Jess the Estate Agent to Buckingham Palace. Question 4 of our Renters Rights Quiz.

We received a question this week from one of our tenants asking if their tenancy agreement was ending due to AST being abolished.

We took the time to explain that by abolishing the AST (Assured Shorthold Tenancies), this isnt ending the agreement, and that the agreement would simply transform into an Assured Periodic Tenancy.

As a remainder for all tenants, your obligations are still in place, to pay rent, to keep the property in a tenant like manner ect.. And for Landlords & Agents, your existing obligations such as quiet enjoyment ect along with the new obligations remain in place also.

Question 3 for our Renters Rights Quiz.

Rent increase, an important business strategy for any landlord, and if done right the tenant shouldnt be any worse off than in any other rental.

However, some have been known, in the past, to impose huge increases or more frequent increases.

Not anymore!

As of the 1st May 2026, there are new rules protecting tenants from unfair increases but still allowing landlords to ensure their investments work for them.

A landlord will not be able to increase the rent within the first 12 months of a new tenancy. Plus increases can only happen once per year.

Any increases that do get applied, need to be inline with fair market value, and the tenant, like they can do already, can challenge this with the fair rent tribunal service.

The formal process of Section 13 will need to be used, using form 4A, and in line with the running theme of the Renters Rights Act, make sure you have your evidence.
Justification of the increase and proof of serving correctly will both be essential requirements should the rent review go to the tribunal service.

Or failing that, just get us to manage your property for you, and then you dont have to worry!

Guess what ill be posting out tomorrow!

Is it just me or is anyone else actually rather excited about the Renters Rights Act.

I get change can be scary, but if the change is to get rid of bad agents then im all up for it.

Im very fortunate, I work with fantastic tenants, and fantastic landlords, and I stand by my opinion that most of the issues that the Private Rented Sector faces, comes from bad management.

So yes im excited to say goodbye to the bad agents, and wlecome more great landlords and great tenants.
