Well… the Devon buyers post seemed to resonate with a few of you! 😂

So naturally, the next logical step was to stereotype the entire estate agency industry.

The Self Employed Broker

Smart casual. Mercedes on finance. MacBook in a coffee shop. WhatsApp over email. Instagram is life. One huge month, one terrifying month.
Unfortunately, this is basically me.

The Large High End National

Range Rover. Immaculate suit. Loves an off market deal. 2% plus VAT said with complete confidence. Only interested once the price gets properly serious.

The Local Independent

Sponsors every sports team in town. Knows everyone. Loves a Rightmove pie chart. Does their own photos. Absolutely obsessed with being market leader in their postcode.

The Corporate Agent

Shiny blue suit. Brown shoes. Red tie. Branded Smart car. 0.75% plus VAT. KPIs everywhere.
Volume. Volume. Volume.

Devon buyers, a completely scientific study.

Salcombe
Owns three striped jumpers, says “we only need something small” and then buys a £2.5m house because it has somewhere for the boat.

Totnes
Doesn’t want parking because they “walk everywhere”.
Owns a £900 bicycle.
Will reject a house if the nearest sourdough is more than seven minutes away.

Tiverton
“How many acres?”
“Is there a boot room?”
“Where do the dogs sleep?”
Hasn’t asked how many bedrooms yet.

East Devon
Would like a sea view.

Every landlord’s circumstances are different, and sometimes the standard approach simply isn’t the right fit.

We recently let this beautiful barn conversion under a company let agreement, rather than a traditional Assured Periodic Tenancy.

For this particular client, a standard residential tenancy no longer met their objectives. By securing a genuine corporate tenancy with a business tenant, we were able to structure an arrangement that better suited their needs while providing long term security for both parties.

The rental market is changing rapidly. Landlords need advice that goes beyond simply finding a tenant. Understanding the legal framework and identifying the right strategy for each property has never been more important.

Every property transaction comes with its own complexities. Some are just a little more complicated than others.

Today we exchanged contracts on The Old Stables and, whilst these are often the most challenging transactions to manage, they’re also the most rewarding when everything finally comes together.

There are so many moving parts behind the scenes that buyers and sellers never get to see, but helping navigate those challenges and getting a sale over the line is one of the most satisfying parts of the job.
