Some of your legal obligations as a private landlord include:
1. Right to Rent immigration checks need to be conducted before the tenants move in.
2. Copies of the Energy Performance Certificate and Gas Safety Certificate are to be handed to your tenants at the start of the tenancy.
3. Functioning smoke and CO alarms need to installed and tested before the tenants move in
4. Your tenants’ deposit should be protected in the one of the Government's backed schemes
5. A copy of the How to Rent guide should be handed to the tenants at the start of the tenancy.
6. Landlord licensing - check with your local council if you are required to have one
Remember - if you have instructed an agent to conduct these tasks, the legal responsibility still remains yours and you could be fined considerably or even receive a prison sentence in some cases.
