•As summer winds down and autumn approaches, it is a good moment to look ahead to what lies in store for the housing market.

•Consensus forecasts now expect house prices to end 2025 with 2.7% growth, down from 3.3% predicted at the end of last year. Geopolitical uncertainty, rising supply, and a softer economic backdrop point to modest but steady price growth for the rest of the year.

•Looking further ahead, growth is expected to strengthen, rising to 4.0% in 2026. By 2029, cumulative gains of 22.4% are forecast, supported by improving conditions, rising wages, and more flexible mortgage regulation.

•On the rental side, after two years of unusually strong gains, growth rates are now slowing. Rental growth is forecast to end 2025 at 3.7% before easing to an average of 3.3% per year between 2026 and 2029.
