Great to get out and about yesterday for a event in Edinburgh and spend some time seeing what others in the flexible workspace sector are doing.

First stop was . Always impressive to visit. The quality of the fit-out and overall finish is superb and, with strong occupancy levels, it’s clear their product is really resonating with the market. Spaces that are beautifully designed and well managed tend to speak for themselves.

We then headed across to on George Street. A huge six-floor workspace that’s around 98% occupied and absolutely buzzing with energy. From barista coffee and beer on tap to their “honesty market”, there’s a real focus on experience as well as workspace. And the views of Edinburgh Castle were stunning.

Days like this are a great reminder of the importance of getting out, staying curious, and continually learning from what’s working well across the industry.

For anyone new (or who’s forgotten who we are 😅), we’re Chris & Andrew, owners of Brightstone!

Over the past year we’ve been building, operating, and refining our commercial property businesses - learning fast, making mistakes, fixing them, and creating real cash-flowing operations.

💼 Completed & fully let Brightstone Spaces Falkirk - refinancing and returning capital to our investors
🏢 Taken on the management of 3 Liberty Space business centres & a container storage site
📚 Invested in our own development through a business buying mastermind
✈️ Travelled to Manchester, London & Marbella to connect with business owners, dealmakers and investors

What’s your favourite part of a renovation❓

For most I’m sure it would be the end result, for others it’s maybe during the project when they can visualise (and maybe adapt) their plans coming together!

One thing for sure - it usually needs to look worse before it gets better!

This was a project we completed back in 2023, turning 2 tired old flats (with a lot of damp and rot!) into amazing serviced accommodation units, along with a shop that’s had a happy tenant in for a little over a year now!

Another quarter, another off-site Day.

On Friday, we took ourselves to the stunning to reflect on Q3 and plan for the final Quarter of 2024!

Not everything has went to plan this past 90 days, with a couple of actions to carry forward, but the overall feeling as we come into the final sprint for the year is positive vibes and plenty of irons in the fire to grow Brightstone and smash through our 2024 targets.

This next 90 days will consist of

🎯 Focus on growing the trading side of the business to add cash flow and systemise what we do 📈
🎯 Continue to connect with other investors and landlords to create win-wins 🤝
🎯 Share our journey and knowledge with a wider audience 🗣️

We’re making great progress on our CMO project in Falkirk - ! 🏢

Our 30 office development is now well into Phase 2 of development (upstairs offices) and with the ground floor already full, it’s full steam ahead to get the project completed for July!

Upstairs is a bigger undertaking;
🔸Planning permission & building warrant completed
🔸15 spacious rooms partitioned and created with additional open plan space for 8 fixed desks
🔸Electric team on site next week for first fix
🔸Plumber on site next week also

Then we can get on to the cosmetic finishes! Feedback from our clients so far is they love the quality finish we’ve gone for downstairs and we aim to exceed that expectation upstairs. Enquiries have been brisk with 4 rooms pre-let and a further number of active enquiries.

📊Q2 Catch Up 📈

That’s a wrap on our Q2 catch up at Crossbasket Castle! We always find it useful to get a day out every quarter to talk strategically about Brightstone.

We reflected on the quarter that’s just been, our achievements especially with Brightstone Spaces as well as how we’re positioned against our goals for 2024…are we on track?!

The outcome is, lots achieved but LOTS to do the rest of this quarter and the rest of the year to get where we want! Let’s go! 💪🏼📈
