I understand the instinct. Rates are higher than they were, so the temptation is to wait for them to come down before you buy. But here is what waiting actually costs you. The home you love does not wait with you. While you are watching the Bank of England, someone else is viewing the house you scrolled past and liked. You can change your mortgage later. You can remortgage when rates ease. You cannot buy back the home that sold to someone braver. The people who move well do not chase the perfect rate. They buy the right home at a fair price and arrange the finance around it. If you find the one in Falmouth the rate is a detail you can manage, not a reason to lose it. Marry the house, date the rate.

Here is the uncomfortable truth most agents will dance around to win your instruction. Overpricing your home does not protect its value. It buries it. Homes are taking longer to sell across the UK right now, and a big reason is asking prices set too high on day one. The numbers are brutal. A home that has to be reduced typically sells for around 84% of its original asking price, takes roughly three times as long, and is far more likely to fall through. Price it right from the start and you are around 40% more likely to actually sell through the agent who got it right. So if I give you a number you did not want to hear, it is not because I value your home less. It is because I respect it, and you, too much to set you up for months of silence. In Falmouth I would rather tell you the truth on day one than apologise on day ninety. Honest pricing is not pessimism. It is strategy.
