I viewed this property earlier this week and put an offer forward before it even came to the open market.

That is the power of building good relationships with estate agents.

You often get to hear about opportunities early, before they are listed publicly. That means less competition, more time to understand the seller’s situation, and more room to structure an offer that actually works for them.

In this case, the vendor had been through a difficult time evicting a tenant and did not want to spend more money getting the property ready for sale.

Our solution was to buy the property as it stood.

That means we would take care of clearing the property, removing any items left behind, and dealing with the works needed after completion.

This gives the vendor a cleaner, simpler route forward without having to spend additional funds before selling.

Went for a run with Gavin yesterday and was reminded why I enjoy living in the countryside.

The route was simple enough until we came across a field full of cows. They're lovely to look at, but they're also a lot bigger than Gavin and me! So we decided a small detour was the sensible option.

Finished, staged and sold within the first week of viewings.

This property had been a difficult situation for the landlord for a long time.

The tenant had not paid rent for nearly four years, and the landlord was at risk of the property being repossessed.

We stepped in to help manage the situation properly.

We supported the landlord through the process of gaining vacant possession, helped the tenant move into a council home that was more affordable for her, and helped cash flow the landlord so he could keep the property while everything was resolved.

Once the property became vacant, we carried out the refurbishment, staged it for sale, and brought it back to the market in the right condition.

The result was a sale agreed within the first week of viewings.

These are the types of situations where we can help.

Sometimes a traditional sale does not work. Sometimes a standard purchase is not the right solution. But with the right structure, patience and approach, there is often a way forward that works for everyone involved.

Viewed this little beauty in Dover yesterday, on the day the tenancy vacated.

This is the value of building good relationships with estate agents. They know what you are looking for, they know how you operate, and sometimes you get the call before the property goes to the open market.

We have purchased from this agent before, and they know we are happy to look at properties where the landlord has been dealing with a difficult situation.

You can see from the photos that this landlord has had a lot to deal with over the last few years, and this is exactly the type of problem property we are happy to look at.

We were able to put an offer in today, so hopefully we get some positive news tomorrow.

Empty properties cost money.

When someone is living in a property, they will usually let you know if there is a leak, damage, or something that needs sorting.

When a property is empty, that responsibility sits with the owner. They need to keep checking it, securing it, insuring it and hoping nothing goes wrong.

On a viewing earlier this week, we saw a property where someone had tried to break in and had kicked the door in. I ended up helping the vendor get the door secured again.

That is one of the risks of leaving a property empty for too long.

We are actively looking for vacant properties in Folkestone and the surrounding areas. If you know a landlord or vendor with an empty property they are looking to sell, I would be interested to have a conversation.
