This property had been a difficult situation for the landlord for a long time.
The tenant had not paid rent for nearly four years, and the landlord was at risk of the property being repossessed.
We stepped in to help manage the situation properly.
We supported the landlord through the process of gaining vacant possession, helped the tenant move into a council home that was more affordable for her, and helped cash flow the landlord so he could keep the property while everything was resolved.
Once the property became vacant, we carried out the refurbishment, staged it for sale, and brought it back to the market in the right condition.
The result was a sale agreed within the first week of viewings.
