Flat 5, The High Street, Sittingbourne.. completed today !🏡✨

And honestly? This one means a lot..

I wasn’t the first agent instructed on this home.
The buyer criteria meant the pool was slim!
There were bumps, stumbling blocks and moments where it would have been very easy for everyone to lose faith in the process.

But today, it completed. ❤️

A family who had simply outgrown this flat now get their next chapter! More space, A new home, A fresh start.

And fittingly.. today didn’t exactly go to plan either 😅
But that’s the reality of moving day sometimes.

So instead of just sending a “congratulations” message and disappearing, I spent part of the day helping move boxes and load up the van before they headed off for the next step ( whilst getting in my steps running up and down the high street)

Why? Because sometimes this job is less about contracts and keys and more about people.

Then came the moment that genuinely got me! an invite to their daughter’s birthday party in their new home. 🥹

As a mum, that hit home a little differently. Because behind every sale is real life happening! Children growing up. Families needing more room. New memories waiting to be made.

This is why I do personal estate agency.
Not just to sell houses.
But to help people through moments that matter. ✨

Some parts of this job are viewings.
Some parts are contracts.
And some parts are Saturdays with the family popping to client's surrounded by moving boxes.. baby in tow.. helping lovely clients work through paperwork after what has honestly been a tough journey. 🏡📦👶

This sale hasn’t been the easiest.
The buyers’ choice of conveyancer has definitely tested everyone’s patience at times 😅

But communication has carried this chain through.
Daily calls. Voice notes. Messages. Updates. Reassurance. Problem solving. Just keeping everyone moving forward together.

And now.. we’re at the final furlong. 🥹

This weekend was spent helping check through those last bits ready to be posted and with the conveyancer by Monday, while a tiny assistant happily played around the boxes. 😂

Soon this family will be walking into their next home and starting a brand new chapter - and getting to help people through moments like this is honestly one of the best parts of being a personal estate agent.

There’s this idea floating around that going self-employed in property is all about the money.. 🤑💰

Big commissions, big wins, six figures rolling in while you stroll around in heels like you’re in LA. 🎥

Reality check .. it’s not quite Selling Sunset in Teynham 😅 Plus I have always been more a Flip Flop kinda girl.

For me, this was never about chasing every listing or racking up numbers.
It’s about doing it properly.

✨ Fewer homes
✨ Better service
✨ Being present for my clients

And also.. being present for her 👶

Because behind every call, message and viewing,
there’s a baby, a nap schedule, a quick email sent one-handed, and yes.. a cuddle break in between.

My days don’t look like a typical “office”:

📞 7pm – answering a client question
🏡 Sunday – open house, all day
📱 Tuesday 3pm – marketing calls during nap time
🌙 2am – probably awake anyway… so replying to messages

I don’t switch off at 5pm.. Or when I am no longer on the clock!
because life doesn’t look like that anymore.

But here’s the thing 👇
That flexibility? That’s my strength.

I can be a mum.
AND I can be a really good estate agent.

Because my office moves with me.
And when my clients need me. I'm there.

Not just when it’s convenient or between 9-5
BUT
When it matters.

Personal estate agency isn’t about more.
It’s about better.

Because the market has changed 👉

📈 Buyer demand is currently around 7% lower than last year..
📈 The South East is seeing prices around 2% below last year..
📈 And stock levels are higher meaning buyers have more choice than they did before

Now add Kent into the mix:
Average prices are slightly down on previous years and below the 2022 peak

👉 Translation?
Buyers aren’t comparing your home to “what things used to sell for”..
They’re comparing it to the 5–10 similar homes they’ve just saved on Rightmove. This means your home needs a strategy not false hope!

And if yours doesn’t stack up?
They scroll on by.

Pricing shouldnt be about hope.
It should be about positioning.

Because in today’s market..
strategy beats chance.

This week has been a bit of everything..

I’ve still been lining up buyers, pushing sales forward, and making sure no one gets lost in the process.

A 10-minute walk through the fields, into Teynham....

Within 15 minutes I’d passed one of my listings, grabbed a coffee, and arrived at a valuation. 👀

That’s the difference when your agent actually lives and works where they sell. 🏡

Quick reminder about property headlines…

When the news says “UK house prices are falling”, they’re talking about national averages. That includes London flats, northern cities, coastal towns, commuter belts.. all rolled into one figure .📈

But Teynham isn’t a spreadsheet.

Yes, two year fixed rates are sitting around 5.9% right now, and yes, global events are pushing things around!

All True ✅But here’s the part no one’s shouting about..
