Today we are celebrating helping to prepare properties for sale with a combined market value of over £30 million. What a milestone!

It’s been an amazing 5 years!

We’ve met so many amazing people, with so many different reasons for selling and one of the greatest joys is helping clients progress to the next stage of their lives.

I’m so lucky to have such a great team and so pleased that I took the leap from engineering design to home staging, and now be part of the very inspiring UK (and overseas) staging community.

EVERY ROOM MUST HAVE A PURPOSE – one of the fundamental rules of property staging.

Without definition – a space without an obvious function can lead to confusion in a buyer’s mind.

Take this room as an example.

Prior to staging the message was a little confused.
Is this a lounge, is this a working space, would you sit and chat whilst someone worked with their back to you?

The room needed CLARITY in terms of purpose – which we then went on to define as an office.
We were lucky enough to reuse the existing gorgeous desk that had been hidden under the window – to make it centre stage (no pun intended!).

If you have space, a ‘floating’ desk is a great way to convey grandeur and importance – both of which appeal to buyers.

When preparing a property for sale, no matter how small, make sure the purpose of each room is absolutely clear to the buyer.

This property had been on the market for a year – and sold for the full asking price within ten days of staging!

What do you think of this lovely open plan living/dining/kitchen area of a show home in Epsom, Surrey which we staged last year?

Because the whole area was open plan it was really important to have cohesion between the three defined spaces, which we managed with consistency of colours/textures and reflected the lovely mango wood kitchen cabinets throughout with our choice of furniture.

If you are staging your property for the spring market, coral is a great way to introduce warmth and vibrancy. It’s a versatile shade which can add energy to any space.

Use pops of colour with cushions, artwork and lighting – as seen here.

This is a lovely retirement property we staged some time ago in Worthing, West Sussex.

Here at Staged & Sold we are very aware that 'one size, DOESN'T fit all'- and we spend time and care discussing the likely target audience with our clients. In this instance, the client wanted us to appeal to a more mature clientele as the property is situated within a retirement complex.

But - as you can see - it doesn't have to be old fashioned!!
