There are a lot of property investors in London at the moment who are finding themselves in a difficult position due to having bought property off-plan two or three years ago and are now looking to complete on their purchase.

25% DROP IN VALUATIONS

Many of them are now finding the valuations at completion are coming back 25% below the purchase price and they are having difficulty finding the funding to complete on the deal, which they are legally tied in to.

Buying off plan is a risky strategy for the amateur. It can work out well or badly. It is all about timing. The professional investor has the knowledge and experience to minimise the risk and maximise the reward from understand and experiencing the signs and signals and knowing when to buy or sell.

The problem is the media tend to report the wrong reasons for market movements and the amateur investor listens to the media.

I have seen people advertising new build units in London this week at 15% of list price. BEWARE - list price means nothing. You need to know the Rics valuation and the market value of the property.
