If I was starting in property tomorrow, I'd do this first.

It would've saved me thousands.

Not because we weren't charging for variations.

Because we weren't tracking them.

A client asks for an extra.

The site manager approves it.

The subby gets it done.

Everyone says, "We'll sort it later."

Then later comes.

Nobody remembers what was agreed, what it cost, or whether it was ever charged.

That's where profit disappears.

A simple Variations Register fixed that.

Nothing fancy. Just a system.

And it's saved us more money than most software ever has.

I see this mistake on building sites every single week.

Builders spending thousands on materials, labour and plant...

Without spending an hour planning the job properly.

Then they wonder why they're reacting to issues every day.

A lack of planning doesn't create problems immediately.

It creates them later.

Usually when they're far more expensive to fix.

One conversation could have saved £50,000.

The problem wasn't the drawing.

The programme wasn't the problem.

The subcontractor wasn't the problem.

Nobody had the conversation that needed having.

Most disputes, delays and lost profit can be traced back to one thing...

Poor communication.

I see this all the time...

"This one document has saved me more money than any tool I've ever bought."

Most builders think it's the contract.

Some think it's the programme.

Others think it's the spreadsheet.

For me, it's a simple site diary.

Because when a client disputes an instruction, a subcontractor blames someone else, or a variation suddenly becomes a debate, memory isn't much use.

A written record is.

The worst handwriting is better than the best memory.

It's great to hear that even experienced Project Managers and people within the industry still gain value from our train...

I have seen a lot of bad developers, and I have seen them lose a lot of money...

But it is not usually down to one big mistake.

They lose it in the little things.

A variation that never got priced, a materials ordered late or a delay nobody planned for.

A subcontractor dispute that should've been sorted weeks ago.

One problem on its own isn't usually a disaster, but stack enough of them together and the profit quietly disappears.

That's why the difference between a good developer and a profitable developer isn't skill on the tools.

It's about the control.
