Home Domus 360 will cease marketing the sale of properties from April 1st but will carry on progressing the existing sales until completion. As a matter of fact, expenses have been exceeding sales over the last 7 months and as the owner, I am not willing to inject any more cash into a business model that has not been delivering any profit over the last 5 years.
My business model was simply based on delivering the best selling performance for our vendors, something that we achieved from the start and which can be checked on getagent.co.uk. This implied to correctly price a property and invest more money into delivering a better marketing. We faced a market where most estate agents overprice properties and cut their fees in order to get listings and we mostly failed to make vendors understand that they would be better off financially by targeting the right selling price with a better marketing of their main tax free asset...it was not to be.
On average, we have achieved 99.9% of the original selling price and our average fee was 1.1%. We also manage to sell a very high % of the properties we were trusted to sell.
But after over 3 or 4 years of trying, we also never managed to gain much market share in Frinton, always trailing the more classic cut throat estate agents there and in the surrounding areas.
A great majority of our clients certainly appreciated the difference that we made because we cared for a very personal service and mostly delivered a selling price over the original asking price but we cannot carry on this activity without getting paid.
I would like to thank my ladies working with me at Home Domus and I am very sorry that I cannot continue providing you an income for your time and dedication but you have been fantastic.
I must say that working with the general public in these parts of Essex has been quite a challenge that I cannot claim to have enjoyed most of the time but I would like to give thanks for the support and understanding given by many over the last 5 years.
In particular, I will always remember very fondly one of my first property, Cherry tree cottage in Tendring, a beautiful period home looking like a new bride, owned by an equally beautiful family and then passed on to an equally deserving buyer.
Beyond the raw selling performance, selling properties was like matching lovers and ensuring future homely happiness. I hope we made a difference.
