Planning a single-storey extension? Don't let your new addition cast your original living rooms into the dark.

Extending outwards can naturally block daylight from reaching the middle of your home, turning existing spaces into dark corridors. The good news: strategic architectural choices let you flood both your new layout and original rooms with natural light.

In our latest guide, we cover:
• Overhead glazing strategies (roof lanterns vs. flat skylights)
• How to choose the right glass doors for year-round light transmission
• Internal glazing tricks to keep middle rooms bright
• Design choices that bounce light deeper into your floor plan

The Death of the Open-Plan Layout?

For over a decade, the dream was a completely open-plan ground floor. But after living with huge, wall-free spaces, many UK families are facing the realities:
❌ The noisy dishwasher echoing into the living area
❌ Massive rooms that cost a fortune to heat during a British winter
❌ Looking at a pile of messy pots and pans while trying to relax on the sofa

Say hello to "Broken-Plan" living.

The modern way to design your single-storey extension is to keep the bright, airy feel of open-plan, but introduce clever, non-structural zoning:

✨ Internal Pocket Doors: Slide them fully into the wall cavity during the day for maximum flow, or shut them in the evening to block out kitchen noise and create a quiet sanctuary.
✨ Cosy Step-Down Levels: Lower your lounge by two or three steps to create a distinct, intimate sunken snug while keeping the ceiling height soaring.
✨ Dual-Sided Fireplaces: Create a stunning central feature that beautifully separates your kitchen from your quiet zone.
✨ Textured Floor Transitions: Swap from sleek kitchen tiling to plush, warm carpet to signal a change of space.

If you are ready to design a home that actually works for your lifestyle, we are here to help. We specialise in delivering modern, highly insulated home extensions built to last.

Before you dig your extension foundations, read this!

When you start planning a home transformation, you naturally focus on the exciting details—modern floor layouts, vaulted ceilings, and bringing in natural light.

But there is an invisible, underground hurdle that catches out thousands of UK homeowners every year: public sewers.

If you live in a terraced, semi-detached, or closely situated detached home, there is a very high chance a shared drain runs right through your garden.

Here is what you need to know about navigating a Water Authority Build-Over Agreement:

🧱 What is it? A legal approval from your water utility company (like Thames Water or Severn Trent) allowing you to build within 3 metres of their sewer pipe.
🏗️ Why do you need it? To prove your new foundations won't crack or collapse the pipe, and to protect your home if the water company ever needs emergency access.
🚪 The risk of ignoring it: If you build over a sewer without an agreement, the water company can legally demolish or alter your extension to get to their pipes. Plus, you won't be able to sell your house without Building Control sign-off!

How to build safely:
1️⃣ CCTV Survey: Run a camera down the drains to map their exact depth and route.
2️⃣ Bridge the Gap: Have your structural engineer design foundations (like pile and beam) that safely bridge over the pipe.
3️⃣ Secure Sign-Off: Submit plans to the water authority and run a post-build CCTV check to prove no damage was done.

We make expanding your home stress-free. Our expert team coordinates everything from drainage mapping to structural engineering, ensuring your home extensions are completely compliant, beautifully built, and legally secure.

Thinking about converting an old conservatory or planning a brand-new single-storey extension?

Most homeowners focus entirely on the floor plan and interior styling. But there is one structural choice that will dictate your year-round comfort, energy bills, and natural light more than any other: the roof design.

If you get this wrong, your beautiful new room could end up feeling like an icebox in winter or a greenhouse in summer.

In our latest guide, we break down the three main options to help you make the right investment for your property:

✅ Pitched Roofs: Perfect for traditional properties. A premium solid tiled timber-framed conservatory roof upgrade—like the highly efficient Warmer Roof system—gives you gorgeous vaulted ceilings and incredible insulation.

✅ Modern Flat Roofs: Ideal for sleek, contemporary designs. Our highly insulated modern flat roof extension options are incredibly cost-effective, durable, and deliver a minimalist aesthetic.

✅ Structural Glazed Lanterns: The ultimate way to flood deep extensions with natural daylight, preventing dark zones in your original adjoining rooms.

Stop guessing and start planning your next home improvement project with absolute confidence.

Can you remove the internal doors after a conservatory conversion?

It's one of the most common questions we hear from homeowners looking to create a bright, open-plan living space.

The good news is that in many cases, yes—you can. However, it's not as simple as taking the doors off their hinges. Removing the internal doors changes how the space is treated under Building Regulations, so factors such as insulation, SAP calculations and structural alterations may need to be considered.

Whether you're extending your kitchen, creating a larger family room or modernising an old conservatory, getting the design and approvals right from the start can save time, money and problems when you come to sell your home.

Our latest guide explains:
✅ When you can legally remove the doors
✅ Why SAP calculations are often required
✅ Structural and fire safety considerations
✅ Common mistakes to avoid

If you're considering a conservatory conversion, it's natural to wonder what the process involves.

Many people expect months of disruption, but converting an existing conservatory into a fully insulated extension is often much quicker and less disruptive than building a traditional extension from scratch. By making use of the existing structure where suitable, it's possible to create a comfortable, energy-efficient living space that feels like a natural part of your home.

Our latest guide explains every stage of the process, from the initial survey and choosing the right roof design through to construction, installation and the finishing touches. We also answer some of the most common questions, including how long a conservatory conversion typically takes and whether the finished room will feel like a proper extension.

If you're thinking about upgrading your conservatory, our step-by-step guide explains exactly what to expect.
