📅 How long does a tenancy last now, six or twelve months?

Since May 2026, every tenancy's periodic, rolling month to month indefinitely. No more fixed contracts. 🔄

Tenants can leave anytime, but they need to give 2 months' notice, and it has to end on the last day of a rental period.

🚨 Here's the hack for landlords: if your tenant's rent is due on the 1st and they give notice after the 1st, it's not actually 2 months, it can push closer to 3.

Keep an eye on this to make sure your tenants give the right notice. 👀

🚨 BREAKING: Is this going to solve the housing shortage, or just pump up prices?

The government's just announced "Your First Home", a new scheme letting first-time buyers get on the ladder with just a 2.5% deposit. 🏠

The rest comes from a government-backed equity loan, covering up to 20% of the property's value.

⚠️ Catch: it only applies to NEW BUILD homes, and critics are already comparing it to Help to Buy, which pushed new build prices up 10% last time round, making millions for the big house builders in the process.

Is this going to help the housing market, or just line the pockets of developers? 🤔

🔑 Just taken a deposit? You've got 30 days to protect it, or you're in trouble.

There are 3 government-approved schemes: DPS, MyDeposits, and TDS. All work the same way, choose between:

✅ Custodial — they hold the money, free
✅ Insured — you keep the cash, pay a small fee

⚠️ Miss that 30-day window and you could face a fine of up to 3x the deposit, PLUS it'll block you getting a valid Section 8 possession notice if you ever need one.

Landlords, ever get told property investing is dead? That the government's taxed and regulated it into the ground? The numbers say otherwise. 📉➡️📈

🏠 £100,000 invested in property in 1996 (rental income + price growth) = £2.23 MILLION today (according to Hamptons)
📊 Same £100k in stocks and shares = just under £900,000
🥇 Same £100k in gold = £736,000

Property still wins, comfortably. 🥇

Who pays for repairs? Tenants vs Landlords 🏠🔧

Your tenant has blocked the sink. Do you need to pay for it? No. But the boiler breaking down, that one's on you.

✅ ALWAYS THE LANDLORD (by law, no exceptions):
🔧 Structure and exterior
🔥 Gas, water, electrical and heating installations

Any clause trying to push these onto the tenant isn't enforceable.

✅ USUALLY THE TENANT:
💡 Lightbulbs and smoke alarm batteries
🧹 Keeping the property reasonably clean
⚠️ Not misusing fixtures

Damage they caused? They put it right, either you fix it and recover the cost through the deposit, or they instruct their own tradesman. Both are legal, neither breaches the Tenant Fees Act.

⚠️ THE GREY AREA: Damp
Drying washing indoors with no ventilation = lifestyle
A leaking roof or failed damp course = structural (that's you)

They can look identical on a wall. Investigate, don't assume.

Remember, this is somebody's home, not just an investment. Fix what's legally yours, quickly and properly, and you'll have a tenant who stays, and keeps paying the rent.
