π NEW RENTERSβ RIGHTS UPDATE β WHAT LANDLORDS & TENANTS NEED TO KNOW
The Government has announced the next stage of changes under the Rentersβ Rights Act, with new measures designed to make the private rental sector more transparent and easier to navigate.
π A new national landlord registration service is coming
From 15 December 2026, the new registration service will begin rolling out across England, starting in the West Midlands before gradually moving to other regions.
When an area is called forward:
πΉ Landlords will be legally required to register their rental properties
πΉ Landlords will have 3 months to register
πΉ Failing to register could result in a fine
πΉ In the future, registration numbers will need to appear on property advertisements
πΉ Tenants will eventually be able to check whether a landlord is registered
The aim is to give tenants greater confidence when choosing a rental property, while also helping good landlords demonstrate that they are operating properly and meeting their responsibilities.
π· Rent increases β further changes ahead
The Government is also developing a new system for dealing with challenges to rent increases.
For now, tenants who wish to challenge a rent increase will continue to use the First-tier Tribunal. The Government intends for HMRCβs Valuation Office to take on responsibility for initial rent determinations in the future, with the aim of making the process quicker and more efficient.

What does this mean right now?
The registration service will be introduced region by region, so landlords do not all need to register on 15 December 2026.
The Government's current timetable is for all landlords actively letting property to have registered by 14 November 2027.
