📉 London house prices dip — while the rest of the UK rises

According to the latest figures from the Office for National Statistics (ONS), UK house prices rose by 3% in the 12 months to August 2025, bringing the average home value to £273,000.

🔹 England: £296,000 (+2.9%)
🔹 Wales: £211,000 (+2.0%)
🔹 Scotland: £194,000 (+4.0%)
🔹 Northern Ireland: £185,000 (+5.5%, Q2)

While most regions saw steady growth, London was the only English region to record a year-on-year decline (-0.3%), reversing a +1.3% rise in July.

🏡 The North East continues to lead with a 6.6% annual increase, reflecting stronger affordability and regional demand.

🏡 In Scotland, you don’t pay “Stamp Duty” — you pay Land and Buildings Transaction Tax (LBTT).
🏡 在蘇格蘭,你唔係交「印花稅」,而係交「土地與樓宇交易稅」(LBTT)。

Here’s how it works:
以下係運作方式:

💷 If the property costs below £40,000, you pay nothing.
💷 如果物業價格低於 £40,000,你唔需要交稅。

👶 First-time buyers pay no LBTT on the first £175,000.
👶 首次置業買家喺首 £175,000 內唔需要交 LBTT。

🏠 For everyone else, no LBTT on the first £145,000, then rising % rates on higher bands (just like income tax).
🏠 其他買家首 £145,000 免稅,其後隨住價位升高而逐級增加稅率(好似入息稅咁)。
