When we first purchased this house, you could barely see it — the hedges, bushes and trees had completely taken over. The garden was wild, the path hidden, and the place felt forgotten.

After a few days of cutting back, clearing years of overgrowth, and laying some fresh turf, the transformation is getting there — and we can actually see the house again! 🏡💫

Delighted to get our latest flip project finished and on the market yesterday.

This one has pretty much had the full works done internally and externally and is unrecognisable from the mess it was in when we purchased it.

Although it was in a very poor state we had a vision with this one from the first time we walked through the door.

Over the moon with the finished result and hopefully this one isn’t on the market for too long.

Completion on this traditional one bedroom flat in Cupar late on Friday afternoon.

Initially we visited this seller back in March and at the time he wasn’t sure if he was going to take it to market to achieve a higher price.

We kept in touch over the months and he came back last month to say he liked our honesty and the fact I had made the effort to make the 3 hour round trip just for an initial chat and to meet him face to face and he’d like to proceed.

This property is a one bedroom second floor flat and is in decent condition already. We plan to relocate the kitchen in to the large lounge and convert to a 2 bedroom to maximize the rent. The rest of the property just needs a light freshen up and will go right back on the rental market.

We received a call through the office last month from a seller asking if we buy houses with a “bit of fire damage”

Of course we do we’ll look at anything I told the seller.

Jumped in the car the next Morning and drove down to Ayrshire to get a look and work out the cost of restoring the house.

When we got there this was the “bit of fire damage”

Anyway we completed on the purchase yesterday and now to decide on the exit route.

Out architect has already looked at the possibility of getting planning for 2 x 4 bedroom houses on the plot.
