Sale completed yesterday on this property…owned for just under 2 years. Decided to sell this one with a decent profit instead of taking on a higher rate mortgage which would lead to a much lower cashflow also on going small problems with the roof so easier to just sell & forget🏠

Got a builder round to get a quote for one of the the BTL properties after the Christmas holiday break , Water leak from the loft with the bad weather freeze just before Christmas which flooded the property & the below property…that bad the fire brigade had to come out & isolate it then me having to collect the new keys from the police station thats a first!!

Although it had been refurbed 2 years ago everything brand new it will be getting some new bits & bobs with a good touch up so i cant complain….good job its an insurance job!!!

Great event last night full of useful information regarding the new STL regulations coming into place in Scotland this year , If you operate or are looking to in the future id highly recommend attending if there is another one

Regulation is key in any industry but are they going to far…Is this even legal cutting peoples sole income & business 🤔🧐 ??

Few drinks & a great catch up with some Angel investor friends a couple weeks back 🍺

Reinvested funds for another year . 1st year the loan was £15,000 @ 8% with £16,200 returned after around 8 months ( This isn’t normal its usually 12 months but the deals performed better than expected )

New loan agreement for £16,200 @ 8 % which will return back £17,496 in a year which after 2 years they will have made £2,496 for a totally stress free hands of investment!!

Work smarter not harder 🧠💷

Fitting some curtains to the SA

With this property being in the centre of Edinburgh you do hear noise when inside as it only has single glazing.

Bought some so called sound proof curtains which i thought might work well but in all honesty i don’t think its made much difference…Worth a try i guess 😂
