Once viewers have looked round, it’s really important that your estate agent contacts them and listens carefully to their comments.

Then an honest conversation between you and your estate agent should take place. Our attitude is that our clients need all the feedback - good comments and bad comments are equally important.

If several viewers comment on an issue which is putting them off from offering, we will discuss this with you.

Our aim would be to look at the possibility of solving the problem or at the very least, we would suggest how to minimise its impact on viewers and the whole sale process.

Move-in homes are in high demand as building costs have increased in recent years.

This amazing main bedroom with an unusual window formation was part of an absolutely beautiful, architecturally redesigned home just outside Lenzie - a show home with character and the bonus that the new owners didn't have to spend funds upgrading it.

We absolutely love our dog, Tilly. She brings us lots of fun, comfort, and admittedly, muddy paws quite a lot of the year round. But we know having a dog in a home which is to be sold can have its issues.

So what is the dilemma?

Not everyone is keen on dogs even if they look cute in our eyes. Some viewers may be afraid of them or allergic to them, or just distracted by them being in your home whilst they are looking around.

When it comes to working with clients who share their home with a dog and who are about to start marketing, we have to have an upfront and honest conversation about their beloved pooch. Put bluntly - dogs and viewers don't mix well.

So what is the solution?

It's quite straightforward:-

🏠 Take time to deep clean your home to get rid of any dog odours and dog hairs

🐾Have carpets and upholstery professionally cleaned

👉 Repair any chew marks or scratches

👌 Remove food and water bowls, crates, dog beds and pet toys from view during the photo and video shoots and also before viewers arrive

☀️ Open your windows and let fresh air through your home before viewings. Non dog owners can be much more aware of dog smells than us dog owners

🌼 Tidy the garden and remove any dog mess before viewings

🐕 And most importantly, try to arrange for your dog to be out of your home when you are showing viewers round.

If you follow these suggestions, you'll allow viewers to relax and enjoy their viewing without the distraction of your dog. And then hopefully, offers will come in and your dog can be welcomed back into the family fold🙂

Being involved in estate agency isn't all about marketing, viewings, Closing Dates and keys. It's about walking into people's lives. We see their circumstances - good and bad. There can be excitement. There can be sadness. There can be people who are about to leap into amazing new adventures. So many reasons for moving. Yes, moving is about bricks and mortar and sale prices but it's also about people and their emotions. That's why we try our best to be emphatic and supportive whatever the circumstances and hopefully this will make the sales process that little bit easier.
