A few numbers worth knowing if you're new to letting in Scotland:

30 working days = how long you have to lodge a tenant's deposit in an approved scheme.
Up to 3x = what a tribunal can order you to repay if you don't.
1 in 3 = the proportion of landlords who, according to Propertymark, didn't realise they're responsible for annual gas safety checks.

None of this is designed to catch anyone out. The rules are just detailed and they don't forgive good intentions.

Letting a property before you're registered as a landlord isn't a technicality, it's a criminal offence in Scotland and it can carry a fine of up to £50,000.

I still see first-time landlords who don't know this. Your council can also issue a Rent Penalty Notice, which stops you collecting rent at all until you're registered.

What does a letting agent actually do, beyond finding a tenant?

In practice: arranging safety certificates, managing the EPC, keeping on top of changing regulations, handling repairs and being the person you call instead of googling it at 11pm.

It's why full management is priced as a percentage rather than a one-off fee, it covers the whole tenancy, not just the start of it.
