New windows 🏠

One of those upgrades that doesn't look as dramatic as knocking down walls or fitting kitchens but makes a huge difference to how a property feels.

Better insulation, less noise, improved security and more natural light. All part of creating a comfortable, high quality home for future tenants.

It's often the details you don't immediately notice that have the biggest impact.

The reality of project managing an HMO renovation...

What most people see:

What they don't see:

⚒️ Coordinating multiple trades
⚒️ Material deliveries arriving at the wrong time
⚒️ Building Control requirements
⚒️ Fire safety compliance
⚒️ Unexpected issues hidden behind walls
⚒️ Budget management
⚒️ Endless phone calls and site visits
⚒️ Making dozens of decisions every single day

Every week brings new challenges, but that's part of the process.

Turning a tired property into a high quality home isn't just about refurbishment. It's about planning, problem solving, communication and staying focused when things don't go to plan.

We're learning something new every day on this project, and while it's not always straightforward, seeing the transformation take shape makes it all worthwhile 😊

A lost day as far as labour goes. Trying to figure out the best possible solution for removing waste from 6 ensuites.

We knew that bedroom one could prove to be a problem so investigations were done (hence the big hole!) To find where it could connect to the main drains. Turns out, where we thought we could connect to is impossible as the drainage is all out the back of the property and the bedroom is at the front. After conversations with the plumber and lots of head scratching a plan has been put in place to utilise a sani flow.

We were reluctant to use this as they can become problematic if tenants flush things they shouldn't so we will have to insure that the tenant understand the importance of adhering to our new flush rules! Luckily it is only one bedroom that has this issue and the 5 other ensuites will be connecting the mains.

We have also been advised to change the saniflow system every 2-3 years to ensure any potential problems become minimal.

Time to fill the hole we didnt need and change the waste pipes to another position! 🙄

Upside is that we know where the main drainage system is now and have decided to add access points the garden to future proof any blockages or drain issues with good access 😀 our future selves will be be thanking us 😎

Exciting step, the plumbing has started 🙂
Waste pipes are in for 3 of 6 ensuites already. Issues arose regarding how to get the waste out efficiently of all 6 rooms but also keeping it aesthetically pleasing so we can reach the high end finish we are striving for.

Thankfully these issues have already been thought about so were on our radar and we have the options to navigate a solution.

New bedroom space created from two bathrooms and an airing cupboard. The floor was a mess so it was replaced with new. Its worth investing the extra time and money to get it right.
