Kitchen fitting in a Victorian house

Victorian properties have plenty of character... but straight walls aren't necessarily one of their strengths! 😂

Fitting a modern kitchen into an old property can take a lot more problem solving than you might expect. Nothing is quite as straightforward when the walls, floors and ceilings have had over 100 years to move around.

This is where having the right people around you really matters.

Having trusted tradespeople and plenty of problem solving can turn a tricky space into something that works beautifully.

It's not always about getting everything to fit perfectly straight away. It's about finding the right solution and making it work with the building you're actually dealing with.

One of the biggest decisions on any renovation isn't can we do it ourselves, it's should we?

We spent time looking at the numbers and weighing up whether to plaster in house or bring in a professional.

On paper, doing it ourselves would have saved on labour. But once we factored in the time it would take, it became clear that getting a plasterer in was the better investment.

While the plastering is being completed, we are able to crack on with other jobs at the same time, keeping the project moving instead of creating a bottleneck.

Sometimes the cheapest option isn't the most cost effective. Good project management is knowing where your time adds the most value.

This stage of the project has reinforced something we see time and time again.

The difference between work that looks complete and work that actually is complete often comes down to what’s hidden.

We identified an issue early, challenged it and had it corrected before it could progress further.

That’s the reality of development. It’s not just about progress on site. It’s about understanding what good work actually looks like and being willing to question it when something doesn’t feel right.

Every project teaches you something new. This one has been no different.

Not every part of property happens behind a laptop or on a building site.
Sometimes stepping away for an hour gives us the headspace to solve problems, make better decisions and keep perspective.
Building homes and building a business takes energy, but making time to reset matters too. ☀️🐾

New windows 🏠

One of those upgrades that doesn't look as dramatic as knocking down walls or fitting kitchens but makes a huge difference to how a property feels.

Better insulation, less noise, improved security and more natural light. All part of creating a comfortable, high quality home for future tenants.

It's often the details you don't immediately notice that have the biggest impact.

⚒️ Fire safety compliance
⚒️ Unexpected issues hidden behind walls
⚒️ Budget management
⚒️ Endless phone calls and site visits
⚒️ Making dozens of decisions every single day

Every week brings new challenges, but that's part of the process.

Turning a tired property into a high quality home isn't just about refurbishment. It's about planning, problem solving, communication and staying focused when things don't go to plan.

We're learning something new every day on this project, and while it's not always straightforward, seeing the transformation take shape makes it all worthwhile 😊
