Finding the right house is one thing. Sticking the landing is another.

As you can see, I didn’t quite manage the second part here. 😂

Buying a house can be much the same. You’ve found the one, agreed a price and can already picture yourself moving in.

But you’re not on the ground yet.

There are surveys, solicitors, negotiations and sometimes a last-minute wobble to navigate. How you handle those can make all the difference.

At Rowallan, finding the house is only part of my job. Helping you get safely through to completion is just as important.

37 years in property. Rather less experience landing a paraglider.

Fortunately, only one of those is my day job.

Completed. A great day for my clients taking the keys for their new home yesterday.

This was a home they had walked away from due to issues outside of their control. They asked me to get involved and two weeks later we exchanged and 2 weeks after that we completed. I couldn’t be happier for them, in what will be their family home for many years to come.

He thought he’d lost the house.

Before appointing me, he’d already offered on it.

But something didn’t feel right.

Too much pressure.
Too many unanswered questions.
A deal structure that didn’t sit comfortably.

So he stepped back.

When he engaged me, we began searching again.

And after reviewing everything carefully…

It became clear the original house was actually the right one.

The problem wasn’t the property.

It was the deal.

So we reopened it.
Restructured it.
Renegotiated the price.
Reset the timetable.

No pressure. No chasing. No discomfort.

Eight days later — we exchanged.

On improved terms.
At a better price.
With my client fully in control of the process.

That’s what I mean when I say I act as both guardian and facilitator.

Sometimes the value isn’t in finding something new.

It’s in fixing what wasn’t working.
