This might help someone in here.

I’ve noticed a lot of tenants are feeling quite unsettled at the moment with everything being said around Section 21 and landlords selling properties.

Can you sell a house with tenants still living there?

The short answer is YES ✔️

Hi, I’m Sally 👋 I’m a local house buyer and landlord, and this is something that comes up a lot in conversations at the moment - especially over Section 21.

A lot of landlords are:

feeling fed up with the industry
looking to reduce their portfolio
or simply wanting a less stressful life

But many assume they have to:

evict the tenants first ❌
leave the property empty ❌
redecorate it ❌
go through months of hassle before they can sell ❌

That’s not always the case.

In some situations, I’m able to buy the property with the tenants still living there, which can make things much easier for everyone involved.

For landlords, it can mean:

no empty property costs ✔️
no long void periods ✔️
no major disruption ✔️

And for tenants, it can sometimes mean they’re able to stay living in the home rather than suddenly needing to move.

It obviously depends on the property and situation, but I think a lot of people don’t realise this is even possible.

Once I buy the property, I usually refurbish and keep it as a rental within the local community.

A lot of homeowners don’t want the traditional selling process anymore because it can be SO exhausting.

They don’t want photos online, endless viewings or months of uncertainty.

“Cash buyer.”

People hear that phrase constantly when talking about property, but a lot of homeowners aren’t actually sure what it means in real life.

Hi, I’m Sally 👋 I’m a local house buyer, and I thought I’d explain it properly because it causes a lot of confusion.

It doesn’t mean someone turns up with a suitcase full of money (although a lot of us would think that's nice)

It simply means the buyer isn’t relying on a mortgage to purchase the property.

Why does that matter?

Because mortgages are one of the biggest reasons house sales fall through.

🏠 People get declined.
🏠 Banks down-value properties.
🏠 Offers expire.
🏠 Chains collapse.

When someone buys in cash, the process is usually much simpler because there’s no waiting around for mortgage approval or lenders making decisions.

That’s why some homeowners choose to sell privately to buyers like me, especially if they:

🏠 want more certainty
🏠 need a quicker sale
🏠 are dealing with a complicated situation
🏠 or simply don’t want months of stress

Once I buy a property, I usually refurbish it and rent it back into the local market so it continues to be a home for local families.

Happy Bank Holiday weekend everyone 👋

I don’t know about you, but I think we’re all ready for a bit of a break and the weather is definitely going to make it so much easier!

I’m taking the weekend off (for once) so no emails, dealing with sales or rentals, just some time at home to relax - probably with a glass of wine!

If you’re working, I hope it’s a steady one!

Imagine trying to move your whole life abroad… while also waiting for a house sale.

I recently spoke to a couple who are emigrating later this year and honestly, I don’t think people realise how stressful that must feel.

Planning visas.
Flights.
Jobs.
Packing up your whole life.

And on top of that, trying to hope a buyer doesn’t pull out at the last minute.

Nobody talks about how overwhelming inheriting a property can actually feel.

Hi everyone, I’m Sally 👋

Something I see quite a lot in my job, is families inheriting a property and suddenly not really knowing what to do next.

Especially if nobody actually wants to live in the house.
People don’t always talk about the reality of it and how much it can toll it can take on you.

🏠 The costs start adding up.
🏠 The maintenance becomes another job.
🏠 And clearing a loved one’s belongings can feel emotionally exhausting.

Quite a few of the people I help simply reach the point where they want everything handled properly and respectfully so they can move forward.
