“At 19, what’s the worst that can happen?”

Sarah Gabb made the point in the latest Estate Agency Mastery that your 20s are the lowest risk window you will ever have to take a chance on yourself. No mortgage. No kids. No partner. No one depending on you. The downside is small. The upside is years of compounding.

Most people in their 30s and 40s look back and realise they used that window too conservatively. If you are in it now, do not make the same mistake.

Service charges get a bad reputation, but here's my real take.

If the service charge is proportionate to what you're actually getting back, it's rarely the issue people think it is. The real thing to watch for when selling a flat, especially newer builds in London from the last 10 to 20 years, is ground rent.

Most of these have what's called a peppercorn ground rent, which essentially means it's zero. Know the difference before you panic about the wrong line item.

Ignore the noise.

That is the first thing Sam Mason would tell his 19 year old self. The people around you give you advice shaped by their own fears, not your potential.

Season 5 Episode 4 of Estate Agency Mastery is live now with Sam Mason, founder of The Mortgage and Protection Hub. If you have ever let someone else talk you out of a good idea, this one is for you.

The first question I'm asking Isaac Bull and Dale Woods tomorrow night: how long did it take before the first instruction came in?

Eight weeks ago, Isaac left Yopa and Dale left Connells to help build TAUK London. Tomorrow I'm sitting down with both of them for an honest hour on how it's really gone. The wins, the setbacks, and what they'd do differently.

Wednesday 7 October, 7.30pm UK time.

It's private. No other attendee will see you're there, so ask anything.

Only 20 places. Link below.

You can't control the market. Ever.

You can control your response to it.

That response is prospecting.

World class agents aren't born. They're built, one instruction at a time. No instructions, no reps. No reps, no growth.

Stop waiting for the market. Go and win the next one.

Autumn's the shortest useful season in this job. About ten weeks between the schools going back and everyone deciding it'll keep till the new year. Anything completing before Christmas is being agreed right about now.

The conditions are odd and worth understanding. Record stock, so buyers have more to pick from than at any point since 2014. Normal demand, with net sales this year within half a per cent of last year and ahead of where things sat before the pandemic. And achieved prices per square foot at a seven year high, which tells you the money's still there for anything priced where a buyer recognises it.

So the homes that go in the next few weeks are the ones that launched at a number nobody had to argue with, in front of people who need to move rather than people having a look. Everything else joins the pile that comes off in January and has another go in spring, a season older and no better priced.

Around 14% of everything on the market gets reduced every single month. And most homes that do sell never needed one at all.

Read those two next to each other and you've got the whole month in a line. Reductions happen to houses that launched at the wrong number, and they show up after the best eight weeks have gone. By then the buyer who'd have paid you the most has bought somewhere else and is stood in B&Q arguing about paint.

Which is why the least popular conversation in this job is far and away the most useful one. Telling somebody their house is worth less than the figure they got last Tuesday off someone very keen to win the business will cost you listings. It'll also get them moved. I'd rather have the awkward one in your kitchen in September than the sad one in January.

Every month your rent goes out and it clears somebody's mortgage. Not yours. Theirs. You've kept a roof over your head, which matters, and at the end of it you own precisely the same amount of house as you did at the start, which is none.

That's not a reason to buy something you can't afford, and it isn't a reason to rush. Renting is the right answer for plenty of people and there's no shame anywhere in it. But if you're renting while waiting for the market to be perfect before you buy, be clear with yourself about what the wait is costing you. It isn't free. It's a payment a month to somebody else, for as long as it goes on.

The average five-year fix is 5.63% and there are sub 5% deals about for a decent deposit. That's not 2021 and it isn't going back. But it's a number you can work with, and the sums are worth doing properly rather than assuming.

I've said before that Purplebricks, at its best, was extremely well structured. Everyone knew exactly what they were doing and where they were going.

Two years ago, Kenny Bruce joined TAUK and installed that same discipline here, urgency, intensity, and collaboration, not just as values on a wall, but as how the team actually operates day to day.

It shows in the small things. A good candidate comes up in Nottingham, it goes straight to the right person to run with it. Someone needs help with onboarding and training, they can ask for assistance.

Titles aside, everyone knows exactly what they're doing. That's not an accident. That's Kenny.
