We’ve successfully secured a deal with our JV partner ✨

This one has been a long time coming.

Over the past year we’ve been having conversations, analysing opportunities, and making sure everything aligned with the long-term vision on both sides. No rushing. No forcing deals. Just making sure it made sense.

We secured this property through auction.

The goal with this is to build a system that we can keep repeating, helping both sides continue growing in property for the long term.

This deal also allows us to take a more hands-off approach, freeing us up to focus on other projects while this continues running in the background.

More importantly, it may have taken time and patience, but it’s about building the right partnerships that allow you to keep moving forward consistently.

We’re excited to see where this goes, but this is just the beginning.

Been a busy weekend working on our own project.

We’re currently working on a property that we’ll be living in while improving it.

The plan is straightforward:

• Find a good area
• Buy a property that needs work
• Live in it while we add value
• Refinance or sell when the time is right

The goal isn’t just one project.

It’s about building experience, creating a cash pot, and reinvesting it into the next opportunity.

We understand property is a long-term game.

Each step is just part of building something we can repeat and grow over time.

For us that means:

• Add value
• Build capital
• Reinvest for the long term

Simple steps that move us closer to building a long-term portfolio.

This is just one step in that journey.

Most people don’t struggle with property because it doesn’t work.
They struggle because there are too many options and not enough time.

Over the last few months, we’ve been busy improving and realigning everything behind the scenes.

Like a lot of busy professionals, I work full-time and build property alongside it. When time is limited, it forces you to be very clear on what actually makes sense long term.

That’s why I’ve narrowed the focus right down.

No hype.
No get-rich-quick.
No trying to do everything.

Just simple, strong, repeatable buy-to-let investments in Greater Manchester - the kind that work over years, not months.

The goal is to help busy professionals who see property as a long-term investment but aren’t sure where to start or simply don’t have the time to turn it into a second full-time job.

I take on the searching, filtering, and deal analysis to remove the stress and late nights, focusing on solid areas that generate steady cash flow and benefit from long-term growth over time.

We’ve also got our own projects progressing, which I’ll be sharing more of as we go - documenting what I’m seeing across Manchester, how others are approaching buy-to-lets, and the thinking behind long-term, sustainable property investing.

Just real, long-term thinking.

We’re currently in the middle of processing our own project.

The plan for this one is simple.

Buy something that needs work, live in it while we do it up, and then sell when we’re ready.

The idea is to build up our own pot of money that we can then reinvest. Whether that’s into a flip or building a portfolio. The goal is to make our money work harder for us and scale up over time!

And this is actually one of the ways we can help others too.

For anyone in a similar position, maybe you’re a first-time buyer or someone open to taking on a project, this could be a good way to get onto the property ladder. You don’t always need a big pot of money to get started.

If you’re willing to live in something that needs a bit of work, in a strong area, you can add value, build up your cash pot, and when you’re ready, sell or refinance it. That opens the door to more opportunities through property, whether that’s growing your savings, starting your investment journey, or building towards financial goals.

That’s exactly what we’re doing ourselves, and it’s something we can help others through too.

We’ve been checking ceiling prices across different areas lately, especially for our own upcoming project 🏡

The plan is to buy a property, do it up, sell it on, and build a cash pot.

Before wasting anyone’s time, we’ve been looking at similar properties in the area to understand what the numbers are saying.

Some of the things we check :
• Current market listings
• Recently sold prices (last 12 months)
• Property condition
• Similar size and type

If we find a few done up to a high standard that sold within 0.25m, that gives us a good idea of our ceiling prices within the area.

From there, we can see if the deal stacks or if the numbers need adjusting. And if it doesn’t make sense, we move on, no point forcing a deal that doesn’t add up 👊
