This wall took a bit more thought than we originally expected.

We went back and forth on a few different ways of working with the original wall without taking it out, but in the end we decided the best option was to remove it and rebuild it properly.

It took a bit more time and work, but it meant we could get the wall how we wanted it and be confident that it was done properly.

There’s been a lot of thinking and decision-making behind the scenes on this project, and this was another good learning experience for me.

Another part of the house getting closer to finished. 🔨

It’s been a busy few months with the house, here’s a few bits of what we’ve been working on.

The plan with this project is to be as hands-on as possible to build the experience and have a better understanding of the work involved, while still bringing in the right people for certain parts.

There’s a lot that goes on behind the scenes that you don’t always see, and I’ve definitely learnt a lot along the way.

We’ve still got plenty to get through and a few busy weeks ahead, but it’s starting to come together.

More progress to come. 🔨

Looking for the next opportunity. 🔎

With our first joint venture now complete, it’s time to start looking for the next project.

Every deal starts with research, analysing the numbers and carrying out viewings to see if the opportunity stacks up.

We’ll be documenting the process as we continue searching for the right opportunities.

Change of plan.

Not everything goes to plan during a refurb, and this is one of those moments.

Once we’d finalised the bathroom and bedroom layout, we realised the existing wall wasn’t going to give us the support we needed for items like radiators, TVs and wall fixings.

After looking at a few different options, we’ve decided the best solution is to remove the wall and build a new stud wall instead.

It adds a bit more work now, but it means we can keep the layout we wanted and have a much stronger wall to work with.

We’ll keep sharing the progress as we go. 🔨

We’ve just completed our first property joint venture deal! 🤝

This is separate from our own project, which we’re currently in the middle of.

The property was purchased through auction and was even outside our usual area, near Peterborough.

By working with the right partner, we were able to keep progressing our own refurb while taking part in another project at the same time.

It’s been a great learning experience and another step towards our long-term vision.

Now it’s time to start looking for the next JV opportunity! 🏠

This was something we spotted during the viewing, and it was also highlighted in the survey.

Once we got into the property, we decided to investigate further.

After pulling the wallpaper back, we found the air vent had been blocked up with a sponge.

That meant the wall couldn’t breathe properly, allowing moisture to build up and contribute to the damp issue.

We made sure to budget for it in the refurb, but thankfully this isn’t a major problem and is a fairly straightforward fix.

We’ll keep sharing updates as we go along.

This is one of the main areas we’re focusing on in this project.

The bathroom was quite outdated and not making the best use of the space.

So the plan is to:
- Open it up
- Move the boiler
- Improve the layout

Not just to make it look better, but to actually increase the value of the property.

Layout changes like this can make a massive difference over time.

Most people see this as a refurb

I see it as step one in building a long-term property portfolio.

We bought it at the right price…

Now we’re adding value through:
- Layout changes
- Kitchen upgrade
- Bathroom upgrade

Not just to make it look better…

But to increase the value properly.

The goal is simple:

Refurb → pull money out → reinvest into the next deal

Because that’s how you build momentum in property.

One project on its own doesn’t change much.

But repeating this over time?

That’s what builds a portfolio.

Structural engineer gave us the green light to open this up 🙌

Turns out it wasn’t load-bearing, so no RSJ needed. which made life a lot easier.

Opened up the kitchen/dining to create a better layout and add value.

Kitchens are one of the best places to do it.

Might need a lump hammer next time though 😂🔨

We’ve successfully secured a deal with our JV partner ✨

This one has been a long time coming.

Over the past year we’ve been having conversations, analysing opportunities, and making sure everything aligned with the long-term vision on both sides. No rushing. No forcing deals. Just making sure it made sense.

We secured this property through auction.

The goal with this is to build a system that we can keep repeating, helping both sides continue growing in property for the long term.

This deal also allows us to take a more hands-off approach, freeing us up to focus on other projects while this continues running in the background.

More importantly, it may have taken time and patience, but it’s about building the right partnerships that allow you to keep moving forward consistently.

We’re excited to see where this goes, but this is just the beginning.
