Last day in beautiful Kota Kinabalu 🌅🇲🇾

What a week it's been. The seminar has come to an end, but what stays with me are the people — so many interesting conversations, ideas exchanged, and genuine friendships formed along the way.

After that, I gave myself a little time to slow down. Relaxed on the beach, watched the most beautiful sunsets, wandered through the local markets, and took a river boat tour at night to see monkeys in the wild and fireflies lighting up the trees like little stars. Magical doesn't even cover it. ✨

The weather was so good here, even when it rained in the afternoons it didn't bother us one bit — just added to the charm of it all.

Heading home tonight, and back to reality — a few property issues waiting for me to sort out. But I'm grateful for this trip, for the people, the moments, and the reminder of why I keep building the life I'm building.

Three days of travel. And worth every minute. 🌴

I left home Saturday night. I finally arrived in Sabah on Tuesday at 8pm.

Cancelled flight. Chaos with rebooking. Rerouted halfway around the world. There were moments I genuinely wondered if I would reach my destination at all.

But this morning I woke up in paradise. A beautiful hotel, fabulous breakfast, and a beach so quiet it feels like it's ours alone. The misery of the journey? Almost forgotten already. 😄

And here's the funny thing — I would NEVER have chosen this place as a holiday destination. I'm here because of a 3-day seminar, right in the middle of my holiday.

That's the life I've built. I don't ask a boss for permission to travel. I don't squeeze my dreams into 25 days of annual leave. I combine learning and living — a seminar on a tropical island, why not?

Twenty three years ago I arrived in London on a bus with nothing. Today I fly across the world to invest in myself… and discover paradise along the way.

It's never too late to build a life where even the detours are beautiful.

From 6 Months to 23 Years: A Journey I Never Planned

End of May 2003, I stood at Victoria Coach Station with one small bag in my hands and a plan to stay in London for just 6 months.

23 years later... I'm still here.

And today marks another milestone: 10 years since I opened my first property management company on 16th May 2016.

I can't believe it's been 23 years since I arrived.
I can't believe it's been 10 years since I took that leap into business.

Time really does fly.

But when I look back, I see so much more than just years passing:

📚 Education has been everything. I've lost count of the courses, seminars, and training programmes I've invested in. The money spent? More than I'd like to add up. The return? Priceless. You never stop learning, and the moment you think you know it all - life will humble you fast.

💪 Resilience isn't built in the good times. The countless ups and downs taught me more than any textbook ever could. The ups taught me to celebrate. The downs taught me to survive, adapt, and come back stronger.

🤝 Your network becomes your net worth. The friendships that became family, the mentors who guided me, the connections that opened doors - they've been worth more than any business asset.

✨ The lessons that shaped who I am today. Every challenge, every mistake, every victory - they all had something to teach me.

🎯 You never stop growing. I'm as hungry to learn today as I was 23 years ago. Maybe even more so.

Today I'm grateful.
Grateful I stayed.
Grateful I kept learning.
Grateful I took the risk.

And I'm not done yet. I'll keep growing, keep asking questions, keep pushing myself to learn what I don't know. Because the day I stop being curious is the day I stop living.

When you're a one-woman show… and the beds arrive downstairs. 🛏️💪

So today the delivery came.

New beds. Heavy. Wrapped in plastic. Sitting in my hallway.

And the delivery driver looks at me and says:
"We only deliver to ground floor, love."

I looked at the stairs.
I looked at the beds.
I looked at my hands.

And for just a second, that old voice whispered:
"You can't do this alone."

But here's what I've learned over the years—

You don't wait for someone to save you.
You figure it out.
You take a breath.
You unwrap the plastic.
You lift one corner.
Then the next.
Step by step.
You get it done.

Twenty minutes later?
Beds upstairs. ✅

Did my back hurt? Yes.
Did I swear under my breath? Maybe. 😅
Did I feel like a total legend afterwards? Absolutely.

Because this is what running your own life looks like.

No one's coming to carry the heavy stuff for you.
No boss. No system. No knight in shining armour.
Just you… deciding you're stronger than you think.

And if a woman who once picked vegetables off the ground in Upton Park can build three businesses and a property portfolio…

Trust me, you can move a bed upstairs.

🌸 Managing HMO properties means my days are pretty much non-stop — always travelling, always between one place and the next, always in the middle of something.

But this spring? I keep stopping in my tracks.

There's something about coming out of a long grey winter that makes you notice colour differently. These blossoms just hit different when you've been waiting months for them. 🌿

Between viewings, maintenance calls and everything else on the list — nature keeps giving me these little unexpected moments and honestly, I'm here for it. Phone out, few shots, back to it. No apologies. 🌷📸

Spring doesn't last long. I'm not missing it, no matter how full the diary is.

Amazing day in Sunderland yesterday! 🙌

Caught up with two fantastic property Ladies Laura Ennis and Laura Mmn over a lovely beach-side lunch 🌊🍽️ — brilliant chat, lots of laughs, and then a tour of a couple of properties they manage nearby.

These two are going to be managing my new Sunderland house, and after spending the day with them, I have absolutely zero worries. Professional, passionate, and great company to boot! 🏡✨

So grateful to have the right people in my corner. You know who you are — thank you! 💛

The Kitchen Dilemma!🤔

So I was at my new house yesterday (yes, the one I bought just a month ago!) and I had one of those classic "do I or don't I" moments standing in the kitchen.

My original plan? Keep it. It wasn't in bad condition, just needed a few tweaks. New handles, a fresh sink, a nice tap, and a new worktop. Simple, budget-friendly, done.

Then yesterday my builder came over: and you know how it goes. One look, one conversation, and somehow we talked ourselves into a full kitchen replacement!…

And honestly? It kind of makes sense. The whole house is getting refurbished anyway, so if we're going to do it, better to do it properly NOW rather than live with a half-done job and start ripping things out again in a few years.

Of course, this means deeper pockets and a friendly chat with my credit cards. 😅 But sometimes you've just got to do it right the first time!

Phew! Feeling so tired after the busiest few days. Had two tenants leave at once (one who'd been with us for years), so it's been all go - painters in, carpets cleaned, kitchen and communal areas completely cleared of all the random bits and pieces that somehow accumulate over time. Now the fun part - making the rooms feel warm and welcoming for potential new tenants. Busy bee mode: activated! 🐝✨

Day 2 at David Cavanagh's AI Marketing workshop! 🤖💡

Today we learned how to write a book that sells and how to create your own app — incredible what's now possible with AI.

And Pat Messiti had us fired up with his no-nonsense motivation. This one hit home:

Gamechanger thinking right there. 🙌

Highlight of the lunch break? Walking past the pool watching everyone enjoy the sunshine and sea... while we headed back inside in our smart clothes for more learning 😂 Pretty sure we looked completely mad to them — and honestly? Maybe we are. But the good kind of mad! 😄💪
