2024 was a movie. We have laughed and we have cried. We said goodbye to our beloved Grandmother of 98 (Grandma Reid) and we also prepare to welcome our third daughter “Kaliyah Etana” into this world next April. As this year comes to a close I am grateful for the pain and the passion experienced, the sadness and the joy… the wins and the losses (lessons). Heavenly Father, as with every other year, 2025 belongs to you. May you order our steps that we might bring glory to Your name. Here’s to this new chapter as a father of three little birds. 🥂

SWIPE LEFT FOR THE REVALUATION NUMBERS ON

Purchasing this dilapidated 2 bedroom end terrace in Nottingham (Nov2020), fully renovating it in 2 months in order to refinance it within 4 months (of owning the property) has been an amazing experience.

It has come with its fair share of ups and downs, triumphs and learning curves but I am proud to say that we did it!

We added plenty of value which in turn increased the value of the property enabling us to recycle all of our funds out of the deal. Text book Buy, Refurbish, Refinance and Rent. 🙌🏾😎

I am now an accredited landlord people! 💪🏾🔥 - Feels great to be: up to date on legislation, savvy unto what makes a property safe and recognised for going above and beyond in providing great YAADS for my tenants.

In addition to this, our 2 month long, full Refurb project is now complete 💥

Hope you’ve been following the refurb project on an investment property my company acquired.

In less than two months we have:

1. Gutted the property

2. Taken a number of walls back to brick

3. Replaced all external doors and windows

4. Installed a brand new boiler and x6 new radiators

5. Rewired the property

6. Installed damp proof membrane to all walls taken back to brick

7. Plaster boarded all ceilings and exposed brick walls

8. Dropped the ceiling on the staircase

9. Plastered the entire property

10. Repaired and pointed up external walls

11. Fitted humidistat in bathroom and new sockets, plugs and switches throughout

12. Installed new fascia to rear of property and repaired the guttering

13. Fitted a brand new kitchen and a brand new bathroom

and NOW we are having the property painted!!!

A full house refurb in 2 months during COVID-19 lockdowns, Christmas and New Years. 💯💪🏾

SWIPE LEFT TO JOURNEY THROUGH THE KITCHEN REFURB @ !! 😜🤙🏾

Less that 2 months into the refurb and we have a brand spanning new kitchen!!!

We ripped the old kitchen out, stripped all walls, took a number of walls back to brick, applied a waterproof membrane, bonded and plaster boarded the ceiling and all external walls and finally plastered all walls before fitting the kitchen. All that is left to do now is the second fix from the electrician, light fitting and a good lick o’ paint 😎🙌🏾

So much has gone into this project in terms of absolute sweat equity and it is a joy for me to give you a snippet of our progress thus far.

Personally I love the oven, hob, extractor fan and composite sink however what I really love is the placement of the breakfast bar. Functional finesse 👌🏾
