Daniel Woolf - Nicholson & Woolf Hi there! My name is Dan and I've been in the property game for a number of years now. I started off in Lettings, before moving into Sales. The result?

We specialise in selling homes across the Lake District and Eden Valley with professional photography and expert staging, capturing the soul of your home to capture the heart of your buyer. In that time, I've worked at all levels, from a negotiator right up to Estate Agency Manager, in corporate, independent and family run businesses! Since moving to Cumbria in 2019, I've worked for well respected local companies such as Hackney & Leigh in Keswick & Penrith, PFK in Penrith & Kirkby Stephen as Branch Manager and most recently Arnold Greenwood in Kendal & Grange-over-Sands as their Estate Agency Manager. In my career, I've always felt like something was missing and I've realised that through the property journey, more often or not, that single point of contact is lost fairly early on. I often felt that once the valuation was carried out and the listing for the property was crafted, I had very little contact with my clients from that point onwards. This wasn't on purpose, simply that being in a High Street agency means that once you've done "your" bit, it's passed on to someone else and your onto the next listing. After moving to Shap in 2024 with my family and starting my degree (with a view to qualifying as a RICS chartered surveyor), I felt like it was time to do things differently in this career that I love. So I took the decision to set-up my own business, to run my own Estate Agency and provide that seamless one point of contact service to my clients, giving them the experience they deserve from start to finish. I've teamed up with The Agency UK, a network of likeminded Estate agents across the Country and local professionals to provide my customers not only my own skills and knowledge but the best talent Cumbria can offer with the backing of TAUK's national coverage and resources. A little over two weeks ago, we posted a little sneak peak video of what we thought Custodian Cottage could look like when all done up and to say the response was huge was an understatement.

We quickly racked up over ten thousand views on the video (previously the average was 500!).

Fast forward two weeks and after many viewings, we ended up with multiple over asking price offers from a whole range of lovely people, all of whom had their own ideas on what could be......
.....and today, one of those lucky couples has been given the green light on their offer!
