Most landlords know they need an Electrical Installation Condition Report (EICR).

What many don't realise is that having an EICR is only part of the process.

🏡 Landlords: could your property contain a hazard without you realising it?

From 22 June, updated HHSRS rules apply to new local authority property inspections, with a stronger focus on identifying and enforcing housing hazards. Common issues include damp and mould, excess cold, fire risks and poor ventilation.

Under the new enforcement regime, councils can issue penalties for serious hazards, and in some cases landlords could face fines of up to £40,000 for failing to comply.

Now is a good time to review your property and address any issues before they become costly problems.

🏡 BIG changes could be coming to the home buying and selling process.

The Government has announced proposals designed to reduce delays, cut the number of sales that fall through and make transactions more transparent.

Some of the proposed changes include:

✅ Earlier binding agreements
✅ More property information upfront
✅ Digital property records and ID checks
✅ Measures aimed at reducing gazumping
